Villa with pool in quiet & relaxing area at 6km from villages/shops/restaurants.

The villa lies 4km from the village of Lugnano in Teverina and 8 from the town of Amelia in a hilly location with panoramic views. The location grants quiet and privacy, it’s in a very quiet area ideal to relax time in contact with nature. The pool has been build in 2024-2025 and the property is available for holiday rentals starting from June 2025.

It has an own garden with small woods and swimming pool (10 by 4 meter, depth 1,40 meter everywhere). The whole property is fenced and for private/exclusive use of the tenant. The pool area is equipped with 6 sunbeds and outdoor shower. The house has two porch, one on the southern side (in front of the pool) and another one on the northern side. Both are equipped with table and chairs to eat outdoor and there is also a bbq at disposition. On the southern side there is also a lawn with outdoor furniture.

The villa is suitable for up to 11 persons.(9 adults + 2 children)

On the ground floor there are a comfortable living room with a table for 6, 2 armchair, one sofa for 2, a fireplace and a studio with desk (with screen and printer). On the same floor there are also a well equipped kitchen, (fridge, oven, microwave, coffee machine, induction cooker), one double bedroom (where there is also a single sofa bed) and en suites bathroom (tub, shower & toilet) and another double bedroom with bathroom (shower & toilet).
On the first floor there is an anteroom with two single beds, next to it a bedroom with double bed (no door between the two rooms), a bathroom with shower & toilet and, on the other side of the floor a room with sofa bed and extra bed (both suitable for children). There is also an additional room with a desk.
On the basement floor you can find well equipped kitchen with a large fridge, oven, microwave, coffee machine, induction cooker, a living room with sofa and fireplace, bar corner, TV and a toilet.
There are 2 baby cots and a high chair available upon request. The last 450 meters to the property are gravel road, not suitable for sport cars or other very low vehicles (no problem for all the other cars).


Nearest villages are Lugnano in Teverina and Giove (both are are at 5,8kms form the property). In both you will find bars, supermarket and restuarants. More supermarkets are located in Amelia.
The closest restaurants are: Bistrot del Borgo, in the historic center of Lugnano in Teverina and Poggio del Bolognino, in the surrounding countryside. In Giove we suggest restaurant Anteprima and is nearby also a pub. More restaurants are available in Amelia
The nearest winery is San Donna at 3,3 km. Another nearby winery is the Falesco, at 30 km (visits and tasting from Monday to Friday). If interested it’s possible to buy olive oil, truffles, seasonal vegetables from local producer.. It is also possible to organize typical local experiences, such as olive picking and truffle hunting!
From the property it's possible to reach quickly the principal cultural and naturalistic beauties of Umbria, Rome and northern Lazio, southern Tuscany. The highway and highway exit at Attigliano are at 12km The train station of Orte (more trains for Florence and Rome) is at about 20 Kms.
