âąThis 300 sq. ft. studio is best suited for 2 adults and can comfortably accommodate up to 3 adults.
âąThe space can host up to 4 guests only if the group includes 2 adults and 2 small children. 4 adults would be too tight, so please consider the compact size when booking to ensure a comfortable stay.

âThe unit is oriented toward the inward side of the complex to the west, with the shoreline positioned to the south. From the window, guests can enjoy a coastal glimpse of the ocean.
âFor panoramic ocean views, guests are welcome to enjoy the wraparound public balcony and the two oceanfront gazebos, both with seating and overlooking the water, as shown in the photos.

âąIf you choose not to purchase travel insurance, you acknowledge that refunds cannot be issued outside of the cancellation policy associated with your reservation.

âBy booking this property, guests acknowledge and agree to comply with all house rules, additional rules, and disclosures listed.
1. NO SMOKING
âą Ocean Sands is a non-smoking community. Smoking is permitted only on the beach or by the fence along Fort Macon Road, away from all common areas, including the gazebos.
âą Smoking, vaping, and drug use are strictly prohibited inside the unit and in all common areas within the community.
âąA minimum $200 smoke remediation fee will be assessed if evidence of smoking is found. Additional charges for deep cleaning, damage, or disruption to future reservations may apply.
2. PET POLICY
âąDogs only â no cats or exotic animals.
âą One (1) well-behaved, non-aggressive dog under 50 lbs may be approved with a $100 pet fee.
âą Prior approval is required. Please provide your dogâs size and breed. Vaccinations and flea prevention must be current.
âą Unapproved animals are not permitted and may result in cancellation without refund and/or a $200 additional fee.
âą For stays longer than 30 days, a $100 monthly fee applies.
âAll animals must be housebroken and not left unattended unless properly crated. Guests will be charged for any damage, soiling, or excessive cleaning resulting from their pet.
3. PARKING PASS & KEYS
âą One (1) parking pass is provided. A second pass may be arranged prior to your stay for $25.
âą Parking passes must be clearly displayed at all times. Vehicles without a pass are subject to towing.
âą Parking passes are HOA-controlled items. A $200 fee applies for any lost or unreturned passes.
âą Guests are responsible for all keys.
âą$100 lockout fee | $50 lost key replacement fee
âą Lockouts occurring between 9:00 PM and 8:00 AM will require the guest to arrange and pay for a locksmith.
4. STORM DOOR
âą The storm door must be closed immediately when entering or exiting the unit.
âą Due to strong coastal winds, guests are responsible for any damage caused by failure to properly secure the door.
5. OCCUPANCY POLICY
âą Occupancy is limited to the number of guests listed on the reservation. No unregistered guests are permitted.
âąThe base rate includes up to 2 guests. There is a $15/night fee for each additional guest.
âąAll guests (including children) must be included in the reservation prior to check-in.
6. SUBLEASING is not permitted. Reservations may not be reassigned without prior written host approval. A valid photo ID matching the reservation name may be required.
7. Guests agree to accept full responsibility for themselves and all occupants during the stay, including any damages, violations, or fees incurred.
8. Guests agree to indemnify and hold harmless the host, agent, property management, Ocean Sands HOA, and Board of Directors from claims or damages arising from their stay.
9. The host, owner, or authorized representatives may enter the unit during reasonable hours for inspections, maintenance, or emergencies. Emergency and health/safety checks may occur without prior notice, similar to hotel practices.
