We will have Weekend Stays only from Jan 2026 to Feb 2026. We're finishing the unfinished basement which is not pictured in any of our listing photos. No work occurs during the guest stays and the work is confined to the basement area only. The pictured areas you see will remain clean and quiet. The home and 5 acre property are for your group's exclusive use during your stay. The finished basement will expand the space available for River Woods Retreat guests. All work occurs Mon-Fri 7am to 5pm.
During this period, we will offer complimentary late Sunday checkout (ask when booking) if construction is slated for the following Monday. We are unable to offer this outside of this period as guests typically check-in Sunday afternoon and we need the turnover time for cleaning.

There are two fire places. One fireplace is in the main living area and the other fire place is in the first floor master bedroom. The fireplace in the master bedroom is shared with the private master bathroom.
The master bedroom has a TV, fireplace and it's own private bathroom. The private bathroom shares the fireplace with the master, has dual sinks, a bath tub and a shower
The upstairs features a full bath, two bedrooms, each with a queen bed. There is 'also a bonus loft which has a futon overlooking the downstairs areas.

We have a ChargePoint Home Flex Level 2 (40 A) for EVs. It has the SAE J1772 (non-Tesla) connection.
*******Hot Tub*******
We have a new hot tub. It's a 460 gallon Jacuzzi Brand Hot Tub. It's 91 x 91 x 38 inches, waterfall, 4 Stage filtration system, Dedicated Circulation pump, UV-C ray filtration. Smart Hot Tub functionality which runs hourly diagnostics and reports them back to the Hot Tub Maintenance company. Most low end rental hot tubs will be 76 inches x 66 inches and 32 inches deep. They will not have a dedicated circulation pump, UV-C ray filtration and if you are lucky a single stage filtration system. We were told not to put a hot tub like this in a rental but this is also our vacation home and we wanted the best!

Do we need a 4x4?
The roads are paved entirely except for our quarter mile driveway and the last half mile of state roads. My 2007 Ford Focus has no problem with these roads.
However, during a major snow storm (6 plus inches), AWD is helpful
Can I access the river through the HOA access point?
Yes, the HOA access point is about a five to ten minute walk from the cabin. Additionally, there is the Bentonville Boat Ramp three miles up river. You can float from the Bentonville Ramp to our access point. However, you would need to provide your own water equipment (tubes, kayaks, life jackets). Our access point isn't well marked so remember to tie a bandanna at the exit point so you know where to get off!
Can we have an early check-in/late check-out?
Early check-in possible if the night before is vacant; no late check-out (cleaners need five hours to clean the home).
What types of beds do you have?
We have one king bed, two queen beds and a futon. The futon is on the upstairs loft and doesn't have much privacy. Probably best for a young child.
What do we need to bring to cook?
We have a fully stocked kitchen with plenty of utensils, cups, pots, plates, silverware, glasses and dishware.
Can we bring extra guests (beyond 6)?
Our limit is strictly set by the HoA, County and State. These entities also test us by asking us to increase our limit and see if we'll violate these rules.
Do I need to bring firewood?
Yes, you do need to bring your own firewood for the OUTDOOR fire pit. The fireplaces inside are gas and do not require firewood. Note that there are burn bans in Virginia from February 15th each year through April 30th. We ask that you respect those to protect our National Forest when they are in place(grill and fireplace use still permitted during burn bans).

**PHONE**
AT&T gets an LTE connection here. Guests have reported that Sprint, Verizon and T-Mobile also get a good connection. We also have a landline with free calling anywhere in the US.
**WATER**
The property uses both a well and a septic system. We enjoy drinking fresh water out of the well and we have a state of the art well filtration system that's serviced and tested by Culligan on a quarterly basis. Culligan if you haven't had it before tastes amazing!
