This 5-bedroom, 4.5-bathroom stand-alone mountain home sleeps 14 w/ 3 king beds, 2 queen-over-queen bunk beds w/ two twin XL trundles, and a queen daybed w/ twin XL trundle located in the office. It features two master suites, two living areas, an incredible kitchen, vaulted ceilings, two large decks, and two balconies where you can enjoy your private area of Blue River and the mountains in the distance. While tucked away in a quiet area of Breckenridge, it's only a 7 minute walk to downtown, or make use of the nearby bus stop to get to the Beaver Run lift, downtown, or the gondola in minutes.

Please note that we have a minimum age and minimum of night requirement to be reserved. To reserve this vacation rental, the paying guest must be 30 years of age or older. If you reserve for less than 3 nights (April - October) or 4 nights (November - March), you will be contacted and required to either lengthen your stay or cancel your reservation. Also note that we are unable to allow pets/animals in this home under any circumstance.

Enjoy private access to the Blue River, which runs along the back edge of the property. Private fly fishing access with NO LICENSE NEEDED!

The entryway features a closet and benches to stow your gear. With modern mountain decor and wood throughout, it has feel of a true luxury mountain home. The living room features an oversized gas fireplace with stone surround and a large flat screen TV. The massive windows, vaulted ceilings, and modern mountain construction allow for natural light, while a glass door leads you to one of the spacious decks. The main floor guest bathroom has a single sink vanity and granite countertops. All bathrooms are stocked with towels and an initial supply of toiletries.

The full-sized kitchen is stocked with all the cookware and tableware required to make a gourmet meal away from home and features two sinks, two dishwashers, quartz countertops, a large island with seating for five, and high-end stainless steel appliances. The breakfast nook has seating for two looking over the main deck. The adjacent formal dining room features an eight-person table allowing for large family meals and events.

The first master suite is on the upper floor and features a king-sized bed with Ivory White Bedding, its own private balcony and designated sitting area. The updated en suite bathroom has a double sink vanity, a high-end walk-in steam shower, an oversized soaking tub, a walk-in closet w/ built-in dresser, and a bidet with heated seat. There is a built-in humidifier for added comfort in the high altitude climate.

There is also an office space on the upper level hidden behind a secret bookshelf door with its own balcony! Work from your home away from home. 27” Mac and printer. Also located in the office for additional sleeping options are a queen daybed with twin XL trundle.

The second master suite is located on the main level and offers a king size bed; gas fireplace; en suite bathroom with steam shower, soaking tub, and bidet with heated seat; walk-in closet with built-in dresser; built-in humidifier, and its own private deck and entrance.

Two guest bedrooms are located on the lower level. The first offers a king size bed, flat screen TV, and en suite bathroom. The second features two queen-over-queen bunk beds, an oversized bean bag chair, and a designated entrance to the lower level guest bathroom.

The lower level living area features an oversized leather sofa, recliner and jumbo flat screen TV. The table arcade features 60 classic arcade games. There's an Xbox series X, Nintendo Switch, as well as puzzles, and board games. Relax at the bar, featuring a wine fridge, microwave, and dishwasher. Adjacent to the bar is a walk-in wine room.

The private laundry room is on the lower level w/ a full-sized washer and dryer and a sink. Laundry detergent is provided. A second washer and dryer is on the second floor. There is also a private heated two car garage w/ Tesla and Charge Point EV charging hookup.

We had a wonderful stay here! The location in perfect for walking or catching the bus! The house was beautiful and clean. We had 14 people and had plently of room. The river was an added bonus for the kiddos, they loved to play in it. Kitchen was stocked with adequate supplies to cook for 14! House was comfortable; we will be back!

Great spot on the river! Only a 1-1.5 mile walk to anywhere in town. The hosts were extremely responsive and helpful. Spacious property with comfy beds and high quality towels and linens. Only downfall is that we did not get to use the upper deck.

The house is well built, well furnished and well stocked! Beds are tempurpedic and are very comfortable. Our summer stay was enhanced by the creek access at the back of the house. A beautifully landscaped path leads to a private grass and rock landing along the creek. We spent afternoons sitting by the creek as our grandkids played. The kitchen is well stocked with luxury appliances, 2 dishwashers and all the kitchenware you will need. Bedroom fans in all rooms helped when afternoon temps were a bit above 80 in mid August. Dining room is separate from kitchen which we enjoyed for our nightly dinners. Barstools around kitchen island served our needs for breakfasts and lunches. 3 levels with 2 bedrooms on the top level with one bath, one bedroom on main level with bath and in the lower level there are 2 bedrooms with en suite baths, laundry room, bar/kitchen and a wine cellar. Powder bath is on the main level. 2 car garage that is clean and has lawn chairs available for use. EV charger available. The 20 min walk downtown was just right. It was nice having the tranquility of a house a little out of town but still walkable. We had a wonderful week!

The house was amazing and we had a wonderful time. The property host was super responsive to any questions. They even checked on us daily to make sure we were good and to see if we needed anything. I highly recommend this property for large families very spacious. The rooms were very accommodating.

long weekend in Breckenridge

Beautiful home with the sound of the river running behind the house. Nice finishes, upscale decor, high end appliances, and new hot tub were appreciated by my group of 12 women. Plenty of silverware, cookware and plates/glasses. Could have used a few large serving bowls for salads but other than that the kitchen was very well stocked. Heated toilet seats! EV charger in the garage was a nice extra. My group found most of the beds to be harder than we're used to and therefore, less comfortable sleeping than we were hoping for. Great house. Super location. Peaceful 20 minute walk to downtown but on the bus route for those that don't want to walk. Would stay again.

Beautiful House

We loved our stay and how functional the house was for our admin retreat. The only thing I would change is having more accessible towels located in the bathrooms or laundry room. There were 5 of us sleeping the bunk room which slept 6 people, but the bathroom only provided 2 towels. There were no other stored towels in the house. Other than that our stay was perfect and we were all very comfortable.

Girls turn 60

This property is the best place we have ever stayed. The cleanliness was out standing and the pictures do not due it justice. We had a fantastic time! We hired a chef to come in and prepare a meal for the 12 of us, and there was enough kitchen supplies to do so. The coffee pot was not working and the property managers had a new one there right away. I cannot say enough good things about this propery and location. We will book again.

Mostly perfect for our needs

Terrific kitchen/family room. Terrific access to free shuttle every 11 minutes. House is in excellent condition and was very clean. Two dishwashers, 2 laundry areas, bidets in every bath. Heated garage very nice for warm boots and readying for the slopes. Very quiet neighborhood. Excellent response from property manager. Only negative for our group was that the dining room is quite separate from the living space which separated our large group at mealtime when we prefer to mingle during meal prep and dining. My recommendations for improved offering would be: provide shampoo/body wash in a dispenser in each bath, larger serving pieces (salad bowl, mixing bowls since the house is otherwise equipped for a large group). I would also prefer a larger TV in the main family room like is in the downstairs playroom and having a treadmill available would have been a big plus. Overall 5 stars

Gorgeous home in great location

Our family had a great time at the house. It has extraordinary amenities and a great location walkable from town. The kids particularly enjoyed being able to fish in the creek behind the home. The kitchen is amazing and every room is very comfortable.

Rude property manager/surveillance BE WARNED!

The home was beautiful, but if you want a nasty property management company, nasty threatening text messages about getting fined, or to be under surveillance WITHOUT being informed STAY HERE! 7 grown RESPONSIBLE women—2 doctors, an attorney, teachers, and professionals, stayed at this home for a fun weekend getaway. Friday night at 6pm, we hired a private chef to cook us dinner for a night in on our trip to Breck. During the dinner, the chef made a comment to us about how quiet we were. Not even 30 minutes later, we receive 3 threatening text messages warning us we would be fined if we did not quiet down. Perplexed, we called the property management to let them know they must have the wrong residence because we were all quietly eating dinner (everyone gets quiet when eating a great meal). Instead of talking through the situation with us, she flat out accused of exceeding the noise levels and lying because they had NOISE MONITORING devices in the home! This was NOT disclosed to us per VRBO guidelines and we were NOT in violation of noise levels. (Quiet hours listed were 10pm-8am). For the remainder of the evening we continued to receive an inundation of text messages threatening fines even after everyone went to sleep. Was it us or a defective MONITORING DEVICE? For the remainder of our trip we could not comfortably enjoy our stay because we were afraid of being fined and monitored in our home. Be warned! We will be looking into legal action against the homeowner, property manager, and VRBO for failure to comply with notice requirements for being monitored!

We skied for a week with another family and enjoyed our stay at 11 Riverwood Dr. The home was spacious with lots of amenities and there was a quick response time from management with any questions. I would definitely stay here again!
