WHAT TO EXPECT
Arrival and Departure Check-in is at 4 PM and Check-out is at 11 AM. -Early check-ins and Late check-outs are subject to availability. -A Digital Guidebook is provided before arrival. -Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement. -All interactions are virtual, but our office team and ground crew are available for assistance.
Occupancy and Pets -The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests. -Dogs are allowed (5 max), any other types of animals require approval. All pets except for Service Animals are subject to a Pet Fee per pet. -Dogs should not be left unattended in units if there is potential for them to bark and disturb neighbors or damage the property. -Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.
Amenities -Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest. -Linens and towels are included in the cleaning fee, with beds made and fresh towels waiting for you upon arrival. -This unit provides cable television. -A portable AC unit is installed in the main living area during summer months. -The fireplace is wood burning. Firewood is not provided but can be purchased on our website and conveniently delivered to your rental or purchased from other local vendors. Impress your family and friends with breakfast bundles, charcuterie boards, and other local products, also available for delivery! -This unit has a propane grill. -Use of a fire pit at this property is not permitted. -No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.
Driving Access, Parking, and Entryway -Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community. -Parking is limited to 2 CARS. -Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed. -Access from parking to the front door requires climbing two steps. -The property is situated in a quiet mountain setting, accessible via scenic town roads and a private, HOA-maintained dirt/packed gravel road. Access is easy in warmer months. In winter, especially during or after snowfall, conditions can be more challenging. An AWD/4WD vehicle and/or snow tires are strongly recommended. The HOA professionally plows the private road, although weather conditions may still affect driving.
Trash and Recycling -You can leave trash and single-stream recycling in the unit at the end of your stay. Your rental includes disposal of your trash after your stay. Additional pickups are available for a fee.
Disclosures -A signed rental agreement is required for all reservations -Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made. -Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.

Ski slopes were easiy accesable across the main road. Nice paths nearby to walk our dog. Plenty of room for our family. Nice fireplace to sit by and warm up after a day of skiing or snowmobiling.
Great location and wonderful views. Communication with host excellent. Unit not well cared for. Rugs in terrible shape and couch has holes in every cushion. Bathroom shower drain clogged up. Several light bulbs burned out and mattress in master well past time to be replaced. FYI the discounted cog railroad tickets offered cost more than full priced ones at rail station.
Nicely done. The unit was clean, quiet and comfortable. The kitchen appliances are a bit dated, but very functional and we had no trouble getting quick responses when we needed assistance (figuring out the window a/c and the front door lock).
I had a conference at the Omni Mount Washington but wanted more space for my family. This property allowed me to attend the conference, and even walk there a few times, and let my family (and dog) have room to relax. We hiked, made meals, did a tour of the hotel, and had a lovely long weekend. The property is clean, comfortable, and with beautiful views. The property managers replied to my texts within an hour and helped us get settled.
Great location, only a 2 minute drive to Bretton Woods skiresort and Mount Washington Hotel. The condo is very functional but could definitely use some updates as the kitchen and bath rooms are very dated and need to be updated. A gas fireplace would have been ideal versus an actual wood burning fireplace. Kevin F
Comfortable condo with all that one would need for a stay. easy to get to the Mount Washington hotel for drinks on the porch. Friendly neighbors. Easy to get to a million places to hike.
We loved everything about this condo. Perfect location, Mount Washington amenities, golf of course, and all that the local area offers. The kitchen had everything we needed for some amazing family meals. Thanks for including our best friend, Mia (chocolate lab)!! Would love to return.

The property was a great location, it was clean, the shuttle was convenient, and the place is just right for two families. However, the fees to book are crazy - including a fee for having "more than two people in a bedroom" despite the fact that the room includes two sets of bunkbeds (i.e., four beds). We also were left a tip envelope for cleaning staff, despite already paying cleaning fees. So we would recommend this property but with a giant $$ asterisk.
We loved our stay at this property. The house was cozy and inviting.The kitchen was well- stocked. The location is terrific for hiking in the While Mountains.
They went above and beyond - even came by late at night to put together a safety piece on the bunk bed so my kids wouldnât fall out. Highly recommend!
