For the price, especially in Brighton, you can’t really complain. It’s not great but it’s not bad either. Breakfast ok. Clean room. Stayed here before and would do again.

Mostly good (and much improved)

The carpark is much improved with free parking (and more space than there used to be). Reception was friendly and efficient. Corridor was a bit dowdy. I'd booked a single room but was delighted to find a well appointed room with a double bed and a bath. There was a fair selection of teas, coffees and toiletries plus 2 bottles of water. Everything worked as it should. Breakfast was great if you like a full English. Quality sausage and bacon, scrambled egg etc. The breakfast waiter was very helpful and friendly. There was a very limited selection of fruit. Minor negatives - a cobweb or 2 high in my room, paint stains on the corridor carpets and battered internal doors. Overall - great value.

We enjoyed our stay. The hotel is very dated and needs refurbishment. The staff was very friendly and it was also very clean. Breakfast and parking included for 2x people was good value for money.

The room was ok, the bath had a crack in it, the sink plug was detached, the carpet was very thin and you could feel everything under your feet, it was very noisy with the traffic, the breakfast was ok, but the evening meal was excellent, fresh fish and chips.

We booked here because it’s close to Preston Park where we were going for a 2 day Thai festival. It’s reasonable priced too. It’s under new management and being renovated. We are more than pleased with the service we received. All staff were happy and helpful. The parking is in the hotel grounds and safe. The bar is relaxed and comfortable with good quality draft beer and drinks. The breakfast/restaurant area is well lit and layout is good. The free breakfast is very good quality,freshly cooked and kept well stocked with fresh food throughout breakfast. Part waiter served and part buffet self serve works very well. We had one meal in the restaurant which was good, wine list could be improved. Overall this is a nice place for a short break with good bus service into the town and a good park nearby. The hotel will only get better, and we will return.

We like this hotel, staffs were very friendly and good hospitality. Good free parking there, feeling safe and we can get bus to Brighton town just opposite from this hotel bus stop.

Cold water pressure was so low that toilet took ages to refill, and shower only delivered hot water so could not be used at all. This was the case in the first room we were put in, but just as bad in the second room after we complained. Suggest you ask the staff to demonstrate plumbing works before accepting a room! Overall, the hotel is very tired, with a suspicious stain on the chair in our room. Breakfast was just about acceptable. Staff friendly but resigned to their surroundings

A good, value for money hotel

The hotel is clearly a work in progress in terms of refurbishment with many fixtures and aspects of decoration looking tired. However, the bedroom was spotlessly clean, as was the bathroom, and there was nothing lacking in terms of facilities. The staff were pleasant and helpful, and the breakfast was very good. this hotel is ideally placed for public transport and free parking is an added bonus. I'd have no hesitation in staying here again.

On arrival I waited 15 minutes before anybody arrived at reception. Room wasn't very clean, the water pressure in the shower was non existent so showered under a trickle ( at best ) of water & the bed was very uncomfortable.

Free parking is a selling point!

This was a very last minute booking and was a reasonable price with free parking and only a few minutes walk to Preston Park where I was attending an event. I would stay here again if I was going to another event. This is the kind of hotel you just book for a place to stay as you’re out all day. The staff were friendly. The hotel it’s self is dated and needs TLC.
