With 13,000 acres of pristine clear blue water surrounding this property, it is perfect for boating, swimming, fishing and water skiing. During your stay you can use the Both Waters community amenities including a beach, boat ramps, pavilion, and picnic tables.



This home is located on the private side of Lake Anna, which is not connected to the public side. The two sides of the lake are separated by dikes and are not navigable by watercraft. If you plan to bring your personal boat or jet skis, you will have access to the community boat ramp during your stay.

Our fully equipped home is ready to go with a recently updated kitchen with new granite countertops, new appliances, and all the tools you need to make your own world famous super secret recipe. Coffee lovers will appreciate our nice selection of coffee. Outdoor enthusiasts will enjoy our beach, dock, fire pit, deck, patio, and propane gas grill. We have all kinds of fun activities including a massive game room, water toys, Smart TVs, and an assortment of toys. If you want to rent a Boat or Jet Ski, you have easy access to a nearby boat ramp for either the public or private side of Lake Anna. We also offer everything you would need for an extended stay including: Washer & Dryer.



**Additional Information:**

- Summer Rentals are Saturday to Saturday.

- All guests shall abide by the good neighbor policy and shall not engage in illegal activity.

- Quiet hours are from 10:00 PM to 8:00 AM.

- Free Parking for up to 6 Vehicles. (No Parking or Driving on Grass)

- No Events Allowed without specific prior approval.

- No Pets Allowed without specific prior approval.



**Guest Requirements:**

In compliance with local laws or HOA requirements, guests must be at least 25 years old to book, and those under 25 must be accompanied by a parent or legal guardian throughout the reservation.

Important: Before you arrive you will be asked to complete guest verification through third-party provider Truvi. This is done to ensure we are keeping up-to-date with short-term rental regulations as well as providing both our guests and our properties with extra protection. Truvi will contact you via email and/or text to complete the verification. Please do so prior to arriving at the property to enable a quick and easy check-in process. You will also be given the choice between a $500 security deposit or a $35 non-refundable damage waiver.

We use Yale keyless entry smart door locks and give you space but are available if you have any questions or need anything.

Good but not great

The house overall was a fun time as the outdoor space really a fun and well done area. There are a a few things this house needs to make to an overall better experience. One of the main complaints is the downstairs bathroom was bad. First issue is that the bathroom has 2 doors that connects it from the outside ( the rest of the basement) and a door that connects it to the room. The door that connects it to the room has NO lock, this might not seem like an issue but the room it connects to is a double bunk bed so it affords no privacy. It is also a shared bathroom since there is another room downstairs, so anyone using the bathroom can be walked in on. The second issue is the shower head, we did note this to the property manager but nothing was done. The shower head has water coming out with 0 pressure so the it just drips straight down making it unusable. We had to have the family downstairs share bathrooms with the upstairs families.Other smaller quirks is several remotes in the house did not have batteries, so we had to buy our own. The pickleball court is nice but the surface material is not great so you get a weird bounce when playing. Our family is big pickleball lovers and plays a lot so it was a big selling point for us.This house has a lot of potential but needs to be fixed/changed. If they fix the downstairs bathroom and the pickleball surface it turns this experience into a 5 star one.
