Welcome to this modern apartment in Barton, a vibrant Canberra suburb known for its convenient location, beautiful surroundings, and delicious food. You will have access to all of the apartment amenities during your stay. Please check the full listing information as it will answer most of your questions.

This apartment is located on the 2nd level of the building, with lift access.

BEDROOMS:
The main bedroom has a king-sized bed while the second room has a queen bed. All beds are topped with fresh linen that is professionally cleaned and pressed after each stay. The bedrooms also have plenty of wardrobe space for your luggage.

BATHROOM:
There are 2 bathrooms on this property. Both have a shower and toilet. I provide complimentary towels, shampoo, toilet paper and body wash.

KITCHEN:
You can use the kitchen if you`re craving a home-cooked meal. While you stay you will have access to the following:
- fridge/freezer
- stovetop
- oven
- microwave
- dishwasher
- crockery and cutlery

We stock a simple selection of food for breakfast such as muesli, milk, coffee and tea. Guests will need to purchase food items for longer stays.

LIVING ROOM:
The living room has a 55`` TV which you can use to access online streaming platforms, it also has access to all local channels. Note that we provide Netflix and Stan upon request. We do not provide YouTube, and other online streaming platforms subscriptions so you will have to use your account. We also have a stereo with CD, digital radio, and Bluetooth connectivity for streaming music from phones or laptops.

LAUNDRY:
A washer and dryer are available to use, as well as an iron and ironing board.

BUSINESS TRAVELLERS:
There is a stand-up desk, 32” computer monitor, keyboard and mouse that you can use throughout your stay.

Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.

Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.

I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

I have been living in Canberra for quite some time now and can help you navigate your way around the local area if you need me. I can also provide you with tips on the best places to go for food or just to have fun!

The nearest bus stop to the apartment is only 150 metres away on National Circuit, one of Canberra`s main bus routes.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.

We don`t provide HDMI cable however, you can bring your own if you wish to connect your laptop to the TV.

We want your stay to be seamless and enjoyable from the moment you book. Here`s everything you need to know:

**Booking Confirmation**
Guest verification is required before your reservation is confirmed (a local council requirement). Simply complete the process within 24 hours of booking — it`s quick and straightforward. Bookings not verified within this window may be automatically cancelled.

**Check-In & Check-Out**
- Check-in: from 3:00 PM | Check-out: by 10:00 AM
- Need a little flexibility? Reach out in advance and we`ll do our best to accommodate. Please note that unauthorised late departures incur a $110/hour fee.

**No Smoking | No Pets**
This is a smoke-free and pet-free home throughout. Violations attract a minimum $400 fee plus any additional cleaning costs. Registered service animals are welcome where required by law.

**Leave It as You Found It**
Your cleaning fee covers standard turnover and fresh linen. We simply ask that you leave the space tidy — excessive mess may attract an additional cleaning charge (from $50).

**Registered Guests Only**
Only guests named on the booking may stay. Booking for a team or corporate trip? Just let us know in advance — we`re happy to help.

**No Parties or Events**
This is a quiet residential neighbourhood — please help us respect it. Guest numbers must not exceed those booked, visitors should depart by 10:00 PM, and quiet hours apply after that time. To maintain the serene ambiance of our accommodation, we enforce a strict no-party rule. A non-negotiable penalty of $2000 will be imposed for any violation, in addition to costs for any damages.

**Families Welcome**
Children are warmly welcome! Please note the property is not child-proofed, so supervision is required at all times.

**Bathroom Matters**
We kindly request our guests to refrain from flushing wet wipes, paper towels, or sanitary items. Discarding them in the provided bin would help to prevent blockages in the sewer system, maintaining the pristine condition of the property.
