Overview:
This beautiful newly remodeled home is decorated in a modern style with tasteful furnishings allowing for a feeling of luxury and nothing to be missed while you are visiting. Villa Martina is a (4) bedroom, (2) bathroom home with a South facing lanai, heated pool, direct access to the Gulf of Mexico, and is right off Surfside the most exclusive area in SW Cape Coral. This newly remodeled home is, clean, on a quiet cul-de-sac, well equipped, and close to all local amenities. This canal home is also located right across the street from the natural preserve, only a short boat ride to the Gulf of Mexico. All bedrooms are equipped with smart TVs (with Netflix included) and Alexa alarm clock with speaker.

Additional Amenities:
This home has everything you need to enjoy your stay, beach chairs, towels, umbrella, coolers, and beach toys for our little guests as well as Kayaks and life vests and fishing poles. In garage you will also find Ping-Pong table and yard games too.

Sleeping Accommodations:
All rooms have beautiful marble tile flooring and ceiling fans throughout. Both bathrooms reflect a modern design with double sinks. The open floor plan of this home is perfect for (2) families or families with multiple children with bedrooms and bathrooms on each side of the house with the common areas in the middle. Both king bedrooms have sliding doors out to the lanai and electric heated pool for winter. You can also access the bathroom from the pool area without having to go though the main house area. In addition the master bath has a separate tub and huge walk-in shower. Three bedrooms have large spacious walk-in closets while the fourth has a mirrored slider. Guests will also find (2) extra rollaway single beds with pillows/sheets and blankets located in two of the room closets to allow for separate bedding options.

Dock:
The beautiful boat dock spans the entire south side of our property. If you decide to rent a boat, you can dock directly at the house and are able to enjoy beautiful boat cruises out to the Florida gulf beaches. Fishing is permitted off the dock and with close proximity to the marine preserve brings in every time of saltwater fish. Just grab some of the equipment in the garage and enjoy! If your fortunate you can watch, game fish, manatees, turtles, and dolphins right off the dock!
**A boat "driver's license" is not required in the US.**

Local Attractions:
The closest beach is Cape Coral beach, located on the Caloosahatchee River and is about 10 minutes away by car. The stunning gulf beaches such as Fort Myers Beach or Sanibel and Captiva Island are about a 30–40-minute car drive depending on traffic. You can also reach the beautiful gulf beaches by boat directly from the house which takes about 50 minutes.

Shopping:
Several supermarkets, many restaurants and bars are only a five-minute drive away. You can also enjoy beautiful waterfront dining at the Cape Harbor shops, just a five-minute drive from the house. It is also reachable by a 3-mile bike ride or by boat directly from the home.

House Features:
The indoor dining area has enough seating for (8) people. The patio dining set on the covered lanai and seats (6-8) people. Additional seating is also located on the patio for an additional (4) guests. You can also enjoy an after-dinner cocktail on our cozy patio lounge sofa adjacent to the pool with beautiful sunset views over the wide canal or grill a nice steak on the new stainless BBQ grill. The living room is equipped with a Smart TV, includes basic cable, an Alexa sound system, and DVD/Blue Ray player.

Kitchen:
The spacious and light-filled kitchen and open-concept living/dining rooms have stunning views over the pool and canal. The kitchen is well equipped with everything you need for cooking. This home is equipped with a large commercial refrigerator that can easily accommodate multiple families with room to spare. There is also a modern stainless wine refrigerator to keep your spirits at the perfect temperature on those warm Florida nights. Enjoy your morning coffee on our kitchen bar or out on the patio. The kitchen has a Keurig coffee maker (please bring your own capsules), as well as a traditional dripping coffee maker. There are granite counter tops in the kitchen and the laundry room is just off the kitchen with a large pantry.

Pool:
The pool is covered in sunshine late morning and all afternoon which helps keeping the pool warm. In addition, the pool has an electric pool heater and pool cover for the evenings and winter months.
