This Key Allegro gem has 3 bedrooms upstairs and 1 bedroom downstairs.   The master bedroom is located upstairs and has a king-size bed, dresser, and a large walk-in closet.  Enjoy waking up each morning to the breathtaking views right from your bed that Rockport is known for through the large bedroom windows. The master bathroom offers a large walk-in shower complete with a rainfall shower head.  You can also enjoy a relaxing soak in the garden tub.  The glass bricks surrounding the tub fill the room with natural light creating the perfect Zen experience. Don't worry about counter space in this luxurious bathroom as there are his and her vanities and plenty of room for all your things.   The second upstairs guest bedroom has a queen-size bed with private access to the balcony perfect for a relaxing cup of coffee watching the sunrise in the morning.  This bedroom also has a closet and a private bathroom with tub/shower combo and plenty of counter space as well.  The third bedroom upstairs is the perfect room for the kids in your group.  There are two sets of twin bunk beds, closet space, and a private bathroom with a shower/tub combo.   The final bedroom is located downstairs and has two sets of twin bunk beds as well and a private bathroom.  

Enjoy the open floor plan in the kitchen, living room and dining room area.  The kitchen is fully stocked with everything you will need to prepare fabulous meals for your family and friends during your stay. It is spacious enough for everyone to lend a helping hand in meal preparations!  There is a bar with seating for three people in the kitchen area and an elegant dining table for an additional six.  The living room has large comfortable furniture for relaxing and catching up on the day with a large flat screen television and multiple windows running on the side facing the canal.  12 Kingfisher has a spectacular outdoor entertainment area with plenty of room for everyone to spread out and enjoy themselves.  Step out onto the upstairs patio that boasts stunning views of Little Bay.  Your jaw is sure to drop while watching the sun and moon rise each day. There is high end patio furniture with plenty of seating for everyone to enjoy.   Outdoor entertainment is a breeze downstairs.  Not only does the beautiful landscaping flow throughout, but there is also a wet bar with a sink and running water for your convenience when cooking or preparing drinks for your guests.  This large open outdoor space has tile throughout and comfortable outdoor lounge furniture.  And of course, we cannot forget the spectacular views!   

Cancellations: Changes or cancellations to reservations less than 30 days must be done 14 days prior to arrival to avoid a cancellation fee. Monthly rentals must be canceled 30 days prior to arrival to receive a refund. Monthly rentals canceled within 30 days of arrival will forfeit the first month's rent and processing fees. For reservations made less than 14 days of arrival, you have 24 hours from the time that you made your reservation to cancel or shorten your stay.

The dock wraps around the water side of the property.  It offers two boat slips and a fish cleaning station complete with power and water. 12 Kingfisher is just a few minutes from downtown Rockport and Fulton areas.  Easy access for golf carts and close to many local restaurants and other entertainment.  There's also WIFI available and it is pet friendly with applicable pet fees and owner approval.
