Beautiful, spacious and exceptionally bright 250-square-metre property, featuring four large bedrooms and four private bathrooms, all fully renovated in 2021.

The property has four independent entrances, three of which open directly towards the swimming pool, as well as 14 windows that provide plenty of natural light throughout the house.

The spacious double living room features beautiful exposed stone walls, while the fully equipped kitchen includes everything you may need during your stay, including an oven, refrigerator, dishwasher, kettle, cookware, cutlery and more.

There are four very spacious bedrooms: two with double beds and two with two large single beds. Each bedroom is equipped with air conditioning, Wi-Fi and a 55” Smart TV with access to Netflix, Amazon Prime and other streaming services.

For each guest, the stay includes:

* Bed linen
* Three towels (face, hand and shower)
* One pool towel

The outdoor areas include a barbecue, an external laundry room, a large outdoor dining table seating up to 10 guests, and 10 sun loungers around the swimming pool.

For the safety and security of the property and our guests, outdoor security cameras are installed at the property’s access points. The cameras are positioned to monitor access and entrance areas only and are not located inside the accommodation or pool area.

More than you can imagine ... the property is kept in pristine shape. It is so beautiful inside and out ... it will not disappoint you ! We were looking for that "Under the Tuscan Sun" experience and we found it . Fantastic location to tour all the little countryside towns .

The villa is absolutely amazing with a beautiful big garden. The villa easily accomodated 9 people (5 adults 4 kids of 4-11yrs), and we even ended up having one spare bedroom. The pool is large and deep enough, with lovely surroundings.As the garden & premises require watering and carekeeping, and therefore the owners were present several night during our stay (living upstairs). They are friendly and did not bother us, but this was something we were not aware in advance.The nearby pizzeria was great for quick & tasty takeaway.We would recommend this villa for a great holiday experience in Tuscany.

The nicest people and great location

Great location if you are trying to see Tuscany. The owners are the nicest people and very helpful. The house was fine for 4 of us with room to spare. Beautiful grounds, terrific, clean pool. Everything worked and everyone did their best to make us at home. It is just outside a small village so very quiet. You need a car to get around. Felt very safe --gated and secure. Would love to go back!

Golden girls enjoy Tuscany

Just beautiful. Everything is as posted. Owners very accommodating. Enjoyed every minute. Not too far from neighboring towns such as Cortona, Camucia, Pergo. Sienna and Montalcino, a medieval town known for its Burrello was just a hour and half away making it a nice day trip. Would highly recommend it for a place to stay in beautiful Tuscany.

The pearl of Tuscany

We really enjoyed our holiday in this fantastic house in a beautiful garden. Ca' de Santi is a great house with a lot of space and nicely decorated. The Villa is also used by the owners who take care for the garden. It has a great livingroom, lovely pool, bbq area and much more. Matteo, the host, were very friendly and helpful. When we had a question, he answered quickly. We had lovely two weeks. Thanks for the great stay!

A great place for family and friends

We stayed there almost 2 weeks and had a great time. The description and the pictures of the place on the website is spot on. It is nicely renovated and you can see from the bathrooms that they didn't do it on the cheap. The only thing we were disappointed about was they closed the pool on us after 3 days. They said they had already organized the closing, which felt strange since we were using the property and it was part of why we selected the place. However we made the best of it and sat by pool even it was closed.

Amazing Vacation Property!

Our family of 9 (6 adults, a 5 month old, an 11 month old and a 2 year old) spent an amazing month at this beautiful property. The home is impeccable! The grounds and pool are expertly maintained daily by the friendly Mr. Giuseppe. We enjoyed early morning walks around the property, taking in the fresh air and scenic views while admiring the blooming flowers, olive trees and lemon trees. It was fun mastering the outdoor wood burning BBQ and enjoying our meals under the Tuscan sun. The location is great and we visited over 20 cities and towns in Tuscany during our stay. It was a pleasure meeting the lovely owner, Vera, and her warm and welcoming family. Would highly, highly recommend this vacation property! Tony, Denise and family

Lovely Villa, Inhospitable Host

The villa and grounds were lovely (only half the villa was rented) but there were no basic cleaning supplies, no kitchen essential supplies, only one towel for 2 weeks was unacceptable and hot water rationing was totally unacceptable (with no advance warming). Matriarch was lovely, host was not friendly or welcoming.

Family holiday

We had a fabulous week at Ca’ Santi. The accommodation & gardens are wonderfully spacious and the pool is big enough to do lengths in! It is all beautifully maintained and there are some unusual trees in the garden. We very much enjoyed spending time in and around the pool or at the outside dining table and barbecue area. Mrs Vera was kind & helpful and we enjoyed our chats with her in our broken Italian. The house is a 15 minute drive from Cortona and there is useful information in the house about other places to visit within a short distance. For us Cortona was the perfect size with not too many tourists and plenty to interest us. We also enjoyed walks from the house. Thank you so much! We would love to come back.

Wonderful, relaxing trip.

A mix of 7 friends and family stayed for a week at Ca’ de Santi. The property is beautiful, with many blooming flowers (roses and wonderfully smelling jasmine!) berries, fruit trees, etc. We enjoyed morning walks within the property gate and some would go out and run outside the property to enjoy more of the countryside. We were provided excellent recommendations by the owner for a wine tour guide and cook to come prepare dinner and provide a pasta-making class on-site, which was alot of fun! The pool is lovely, and the lounge chairs provided are comfortable, along with pool towels in the little pool house. The villa would benefit from an addition of a sofa in addition to the 4 armchairs in the living area. There is plenty of seating with the chairs around the table, but only 4 padded armchairs, so not everyone had a "comfy" chair for the time we spent inside. Also, an explanation ahead of time for how the hot water works would be useful! (It's on an energy efficiency system so during the night the boiler shuts down. You have to turn on the hot water faucet in the morning, and then it seemed it would take about 30 min for hot water to be available. It was very hot once available!) But, overall we would love to come back and had an amazing time!! Hosts were very nice and responsive, and the staff we met that tended to the property were so lovely and friendly!

The property was lovely, and the grounds immaculate; there were a couple of issues which would have improved the property from my perspective:1. More electrical sockets in the kitchen; there were only 2, and there was a Nespresso coffee machine, a kettle, and a microwave.2. A filter coffee machine/large percolator- this would have allayed the above issue.3. More tea towels, kitchen hand towels- there were only two tea towels, and no hand towels.4. Refuse sacks- there was only 1 in each bin, we had to purchase others.5. One of the sun beds was broken, and could not be raised.6. One of the en-suite bathrooms emitted a bad smell from the shower drain; we put boiling water down, and it alleviated it for a day, then it returned. A contractor visited on the penultimate day, and explained the issue, rectifying it- that did not work, it smelt worse!7. The check-in was extremely perfunctory; there were no instructions regarding use of washing machine- which we were only able to use once, as we were unable to turn it on a second time. Obviously this was at the end of our time there.8. It would have been useful to have had information regarding the nearest supermarket, doctor's surgery, pharmacy, restaurant, etc.The above sounds as though the property was poor- it certainly wasn't; contact with the owner was easy (once it wasn't read for a day, not an issue), the fabric of the house was lovely, pool was extremely well maintained throughout our stay, check out was great.

Schönes Anwesen

Wir hatten einen schönen Urlaub. Tolles Anwesen, ruhige Lage, Pool und Garten sehr gepflegt. Leider haben ein paar kleine Details den Gesamteindruck negativ beeinflusst. Am Pool war nicht für jeden eine Liege vorhanden, es gab nur einen Sonnenschirm für 8 Personen, Haus und Grundstück nur bedingt behindertengerecht. Keine Ausreichende Anzahl Weingläser. Unangenehme Abflussgerüche in zwei der Badezimmer.

Das Haus ist sehr schön, aufwendig renoviert und sehr komfortabel. Allerdings gibt es doch einige Dinge, die wir gern vorher gewusst hätten. Zum einen liest sich die Beschreibung bei Fewo direkt so, als würde man ein ganzes Ferienhaus mieten. Dem ist leider nicht so, denn in der oberen Etage des Hauses wohnt eine ältere Dame und somit ist es in meinen Augen eine Ferienwohnung. Warmes Wasser gibt es morgens und abends jeweils für 2 Stunden. Allerdings heizt die Heizung bereits nach einer Stunde nicht mehr nach und so sollte man beim Duschen nicht allzu empfindlich sein. Wer mit Kindern anreist, sollte wissen, dass das Ballspielen im Pool untersagt ist. In der Küche hat uns eine Kaffeemaschine gefehlt, die vorhandene Nespressomaschine ist bei 7 Personen eher unpraktisch. Die 2 Kühlschränke hingegen sind bei den sommerlichen Temperaturen ein Segen. Im Haus und auch im Radius von ca. 2 Kilometern hat man kein Telefonnetz und keinen Internetempfang. Wer auch im Urlaub erreichbar sein möchte oder muss, sollte dies berücksichtigen. Das WLAN funktioniert, allerdings nicht in allen Räumen gut. Auf den Fotos ist eine Außenküche abgebildet. Wer sich als Hobbykoch darauf freut, muss wissen, dass diese von den Feriengästen nicht genutzt werden darf. Auf dem Grundstück befindet sich eine Überwachungskamera, die den Sitzbereich sowie den Poolbereich abdeckt. Ob diese eine Attrappe ist oder wohin die Aufnahmen übertragen werden, entzieht sich unserer Kenntnis.

Fantastische accomodatie en mooie omgeving

Een heel fijne vakantie gehad mede dank zij de mooie accomodatie, vriendelijke en zeer correcte ontvangst. Bij minste probleem werd het probleem direct aangepakt.
