Nestling in a quiet area, the property has a large private plot of 1,100m² offering privacy and tranquillity. From the master bedroom upstairs, you can enjoy superb mountain views and a glimpse of Lake Annecy.
Ideally located, the house is just 50m from the cycle path and 300m from the lake and village centre, and comprises:
Living room (garden level):
- Spacious, light-filled through room with fireplace, opening onto the garden through two French windows.
- Dining area with large table for 10 people (a second table is available in the kitchen)
- TV corner in the living room
- Independent, fully-equipped kitchen (fridge, freezer, oven, microwave, dishwasher, Nespresso coffee machine, kettle, toaster, crockery and cutlery for 10, raclette machine)
- Shower room with separate WC and washbasin
Sleeping area (upstairs) :
- Master bedroom n°1: double bed (160x200), balcony with lovely view of the lake and mountains, storage space, en-suite shower room with WC (completely renovated in 2023)
- Bedroom 2: double bed (160x190), storage space, west-facing
- Bedroom n°3 : 2 single beds (90x190) that can be converted into a double bed, storage space, west facing position
- Bathroom with bath and shower screen, washbasin and WC

Transport :
- Regular SIBRA bus routes Y51 and 15, with a stop located 2 minutes from the house, provide easy access to Annecy city centre (around 25 minutes) as well as nearby beaches (5 to 20 minutes).
- Geneva international airport can be reached in around 40 minutes by car. Buses and private shuttles also run between Geneva and Annecy. For greater comfort, we recommend that you use taxis or VTC services.
- If you choose to come by car, a private parking space is available in front of the residence.
