A completely unacceptable experience for such a high price. I was placed in a basement room where heavy rain poured down the window well all night, creating a deafening noise—it felt like trying to sleep under a drum. To make matters worse, the room had a strong moldy smell, making it both uncomfortable and unhealthy.

The property it self is lovely feels really posh ,location is great and were had a free up grade too which was a bonus ,the only thing i was a bit confused about was the cleaners came in your room everyday with fresh towels ect but never made the bed,other than that it was perfect

I regret to share that my recent stay at Voco Royal Terrace (late May to early June) was far below expectations, especially for an IHG Group property. Hotel Management and Housekeeping: The hotel appeared to be poorly managed during our visit. Housekeeping standards were unsatisfactory—the rooms were dated and noticeably dusty, which triggered allergies for some members of our party. The bathroom had a persistent, unpleasant odour that made it difficult to relax or sleep comfortably. Room Facilities: The shower facilities were disappointing. While the shower head was branded Hans Grohe, the rest of the mixer set was not, which gave a misleading impression of the overall quality. Additionally, the water pressure was weak, making showering inconvenient. Breakfast Quality: Breakfast at the hotel was a letdown. Each component of the meal—fried eggs, grilled tomatoes, sausages, and mushrooms—was served cold and lacked freshness or flavour. Guest Experience and Staff Welfare: We frequently observed other guests voicing their complaints at reception throughout our stay, indicating that our experience was not unique. I am concerned about the well-being of the reception staff, who seemed to be under considerable stress due to the volume of guest dissatisfaction. This appears to be a result of broader issues with the hotel’s management. Location: While the location is excellent, the overall management and guest experience at this hotel were disappointing and not reflective of the

Beautiful king room with a great view. Out of the crowds while being only a short walk away from the Royal Mile. Beautiful views from Carlton Hill reight behind the hotel and a very short walk to hike and scramble up to the to of Arthur’s Seat. Our only suggestion would be that the room be cleaned a little better. There was quite a bit of filth on and under the glass cover on the desk. We will book here again!

From the minute we entered the hotel, we were met with friendly, kind and approachable staff (who were actually able to let us into our room early). We had a great room, with fantastic facilities and a comfortable bed. The restaurant and outdoor area were well designed and we made use of, with a glass of wine, because the weather was so good during our stay. I didn’t make it to the gym, but it looked like it was good, if I had. Also, fantastic breakfast. We just wish we could have stayed longer!

Very nice spot and out of the hustle of the old city. Walking was fine if you are in shape. It was a good workout. Very kind staff. Room was nice with a lovely view. Hot water in the bath was a little tricky. Beds were on the hard side if that is what you want.
