St Giles Street is B-listed in the Conservation area of the Royal Mile. It is owned by Glenn & Hilary Ford (The Principle) and managed by Edinburgh SC (Self Catering) Ltd on their behalf.This third floor apartment commands a prestigious position on the corner of St Giles Street and The Royal Mile. It provides astounding views of the adjacent St Giles Cathedral and up the Lawnmarket (top end of the Royal Mile) to Edinburgh Castle, 250 metres away.
The apartment is only a few minutes walk from many other major Edinburgh attractions such as the Royal Scottish Museum and the National Gallery of Scotland. There is also a copious amount of bars, restaurants, cafes and shops in the immediate area. This apartment is furnished and decorated to a high standard and is a very comfortable base for your visit to Edinburgh and Scotland.
LOUNGE/DRAWING ROOM This is a wonderful south facing corner room with four large double glazed windows providing marvellous views of the Royal Mile and the square outside St Giles Cathedral. The room consists of two sofas (one of which converts to a double bed, if your duration is more than a few days, one of our two bedroom properties is more advisable), a dining table suitable for four people. A beautiful non functioning Victorian fireplace adds character to the room. A widescreen TV is available for entertainment. Guests who have a laptop can also enjoy a free broadband connection either through the supplied cable or by wifi.
BEDROOM This is a lovely double bedroom with a window overlooking St Giles Street. A 5ft wide (150 cm) kingsize with two bedside tables, a large built in wardrobe and chest of drawers provide ample storage space for your possessions.
KITCHEN The kitchen has a large light window overlooking St Giles Street and is equipped with cutlery & crockery for up to four people.

Additional information: * Linen & towels are provided. * Complimentary tea, coffee and milk are provided for your arrival. * The airport bus drop off point and main railway station are 5 minutes walk. * This third floor flat will be unsuitable for some people with disabilities as there are only stairs (no lift is available). * Strictly no parties - Guests must be quiet between 21:00 and 08:00 to respect neighbouring properties. * Smoking is not permitted anywhere in the property, including at open windows.
Access Arrangements
A "meet and greet" service is operated , whereby you will be met at a property at a pre-arranged time to give access. Full instructions of this procedure can be found in the secure guest area after a booking has been completed. It is very important that an approximate arrival time is provided before arrival for this process. Formal entry is from 14:00 onwards. if your arrival is before this time we will endeavour to provide access but this cannot be guaranteed . Departure is by 10am, if a late departure is required we endeavour to provide one when possible, if a booking is made to arrive on the day of departure(this could occur only the day before), the property must be vacated by 10am. A guaranteed late departure can only be achieved by booking to depart the day after. Please advise if you want to add this to your booking.
Please note that arrivals after 19:00 will incur a range of late arrival fee.
**LATE ARRIVAL: fees, 19:00 - 22:30 - 15 pounds, 22:31 - 00:00 - 30 pounds and 00:01 - 02:00 - 50 pounds. The latest access can be given is 02:00, otherwise it is given at 08:00 the next day. ESC accept no liability for any costs involved in alternative accommodation for this 6 hour period.
A deposit of 25% is payable on booking and the outstanding balance of the rental price must be received 2 months prior to your arrival date. For bookings made less than eight weeks before your arrival date the whole rental price falls payable at the time of booking. Please note that a separate 200 pounds refundable key/security deposit must be provided prior to arrival. This is rescinded 5 days after departure.
Cancellation In the event of cancellation the following terms and charges will apply - a. 6 months or more prior to arrival – full refund minus a 5% admin fee of the total booking amount with a £50 minimum. b. 42 days or more – 25% of the total booking fee. c. 41 days or less – full rental fee.
These cancellation terms DO NOT apply to any bookings made under specific "Non refundable" offers on any OTA's such as booking.com, Airbnb, VRBO .
Please consider obtaining personnel holiday insurance to cover this and other potential losses.

Getting there
There are three options to get from Edinburgh airport to the city centre, all take approx 30-35 minutes. The main rail station Waverley is approx 250 metres from the apt.
1. Edinburgh trams, approx every 8-10 mins (Sunday 12-15 mins), right outside terminal, the nearest drop off point for the apt is the Princes St stop which is approx 350 metres away. Cost approx 9.50 pounds for adults and 5.50 pounds for children for a RETURN journey.
2. Airport express bus, every 15 minutes right outside terminal building, drop off point on South St Davids St approx 300 metres from St Giles. Costs approx 9.50 pounds per person for a RETURN journey.
3. Taxi, many can be found right outside the terminal building and will cost 30 - 40 pounds for a one way journey. However a taxi will drop you off right outside the property you have booked.
Accessibility
This property is not suitable for anyone who has difficulty navigating stairs as there are many of them to get to the third floor and there is no lift within this historic building.

The room was clean and comfortable with all the expected amenities. It is in an extremely good location with loads of shopping, pubs, restaurants, and must see locations within a close walk.
The only caveat is the extremely challenging staircase to the apartment.

Comfortable and good location
This lovely apartment in the heart of the Royal Mile was our comfortable home for a week in Edinburgh. It was comfortable, well-furnished, and has a location that's hard to beat.
The property managers were easy to work with.
I'd would stay here again, should I be lucky enough to return to Edinburgh.

Great Location
We can’t say enough about the great location - so convenient to the castle, St Giles Cathedral, shopping, restaurants, etc. The property had enough amenities for cooking, making coffee etc, but the bed was a bit hard for us and the stairs a little challenging for husband. Also while the communication was great - we didn’t like having to try to plan our day (while out and about in Scotland) in order to meet someone at a specific time for check in. But because of the location we’d definitely recommend this property!

My husband and I recently stayed at this charming apartment, and we couldn't have asked for a better experience. Great apartment
We stayed in this apartment for a week. It was centrally located and a short walk to Waverly Station and Scot Rail. You have a beautiful view of St. Giles Cathedral and The Royal Mile. It is walking distance to so many bars and restaurants, too many to list. The proximity to the Royal Mile can be a little loud during peak tourist hours and there will be a bag piper on the sidewalk below your window most days from 9am to 9pm. Just be prepared to climb the 72 steps up from the sidewalk to the apartment. After a day of walking around hilly Edinburgh the climb up to the apartment at the end of the day was a minor challenge.

Very nice condo with huge windows showcasing the beautiful view and excellent location for exploring both old town and new town Edinburgh. Smooth check-in process and excellent amenities including a luxury shower much appreciated after sightseeing. We highly recommend this VRBO condo.
