We stayed at this Guesthouse on 2 separate nights. We were able to check in early and staff were very polite and considerate.
Beautiful old property just needs a little refresh.
Good: handy location, spacious room and spotlessly clean. Staff member I saw was very friendly and helpful
Bad: slightly shabby decor in places. Also expensive but that seems to be the norm for Edinburgh - definitely pricier than previous visits to the city.
We only stayed one night in a small double room at this property, but the room was quite adequate and the bathroom was especially wonderful--great shower, good lighting, recently remodeled. It is also located in a nice neighborhood, with several good restaurants and coffee shops close-by, and a reasonable walk (about a mile) to the Royal Mile.
This reresents excellent valuw. Rooms was very clean, all the facilities you would need. No need to pay double the price for something probably not as good.
Will definitely book again next time I visit Edinburgh.
Useful location but on arrival no one there and had to call to get access. Not very welcoming. High degree of utility. Nice artworks. Didnât see any staff at all when I left so went on my way leaving the key as indicated in a glass jar

Lovely comfortable, spacious room. Lots of really great coffee spots nearby and some amazing food options without the tourist tax of the city centre.
I will definitely stay again next time we're up.
A very convenient place close to the attractions. The place needs a bit of renovation but is located in a good area.
Can use some comfortable mattresses as the current ones are not good and the bathroom fan was too loud.
The best thing was the area, several good eating spots and was convenient for the university where I was at a conference, however I would not choose to stay here again, I felt it was very overpriced for what it was. I was in a small single room which felt very dated and a bit shabby. One out of three mornings I had no hot water
