Avocet Quay is a unique self-catering holiday home on the West Sussex - Hampshire border between Portsmouth and Chichester and is perfectly situated to explore the South Coast. Appealing all the year round the picturesque harbour side village of Emsworth is surrounded by wonderful countryside, close to idyllic sandy beaches and near to many historical sites, giving it one of the best seaside locations.
Built on the foreshore overlooking Emsworth harbour at the edge of Thorney Island, the house affords a quiet, secluded and rural position, enclosed by private grounds. Ideal for a wide range of activities such as sailing, cycling, walking, bird watching, fishing or just relaxing on the balcony it is the ideal waterside retreat. A short walk through the marina, then an amble beside the tranquil 'Mill Pond' brings you into the heart of Emsworth village where you will discover a wide range of homely pubs, restaurants and shops. Also mainline train services and south coast bus routes, are all within easy walking distance.
Uniquely built on stilts all the accommodation is on the first floor, providing sheltered parking below for cars, boats or bicycles. At ground level is the front door and cloakroom, with stairs leading up to the main living area. Off the landing is a open-plan lounge-dining kitchen space, two bedrooms and a luxury bathroom. Large sliding glass doors in the living room and bedroom open onto the best feature of the property the sunny south-facing balcony with lovely sea views. This gives the house a delightful warm, light and airy feel.
The comfortable lounge has two cosy sofas to enjoy the wide screen TV along with freeview and a broadband connection. A colorful rug leads across to the dining area where a fully equipped kitchen has all the amenities needed for a long or short stay. With a new cooker, microwave, fridge and dishwasher, all is provided for the preparation cooking and serving for every occasion. The main bedroom has glorious sea views from the five-foot luxury double bed with its own TV system. The smaller second bedroom sleeps two in comfort on a double bed and is ideal for a couple, children or other family members. . A luxury bathroom is fully tiled, has a bath, electric shower with curved glass surround, a heated towel rail and comfortable under-floor heating giving it a warm and inviting feel. Towels and linens are provided.
Of special interest to sailing and watersports enthusiasts, at high tide it has its own private access to the sea, along with under house storage for boats, sailboards and jet skis. Look on the adjacent map, select 'satellite' then zoom down to give a view of the launch ramp, the house's proximity to the sea and marina.

The deckhouse had everything you would need to have an enjoyable holiday.
The view from the balcony was lovely.
It was an easy walk into Emsworth which has a variety of restaurants and takeaways.
The sun shone for the whole week and there were lots of interesting places to visit.
Didn't really know what to expect but what a lovely surprise. Large comfortable property with everything you would need and more. The views are wonderful both the sea and the wildlife in the ponds. Wish I could have been there longer.
Well situated to tour all the local estuaries . A warm and comfortable place which was well equipped . Lovely views . Would return again . Only one issue is the internet WiFi via the router kept dropping out or not available so had to use my iPhone for WiFi via 4G .
Spacious accommodation and plenty of heating. (did manage to turn it down eventually). Take your binoculars to watch all the birds on water beside the property, and the shore which is 2 mins walk away. So quiet as away from all roads, this was November, may be different in summer. Good pub nearby and very good restaurant in the Marina. Hope to visit again.
