Located just 3 miles from town and 1 mile from the park entrance, it is the perfect location, that provides you with quiet seclusion, beautiful surrounding and still conveniently close the everything.
The main floor provides you with a spacious living area with a gas fireplace and hardwood floors, flat screen TV with Satellite TV Service and High Speed internet. There is a large eat in kitchen with immediate access to the deck. The kitchen is well-equipped, including a dishwasher and all of pots, pans and dishes that you will need.

Outside you will enjoy a large deck, with dining for 8, multiple private sitting areas, grill and a hot tub. The property also offers over 400 feet of private river.

A few issues here and there like noise outside of master window that ran all day and night, no net for hot tub to get pine needles out of plus a mat by hot tub would help Could use a ceiling fan in game room for air flow but other than this it's was a great stay.

Our group of 7, including 4 adults and 3 kids ranging in age from 5-11 absolutely loved this house located less than 5 min drive from RMNP entrance. House was incredibly clean, there was enough space for our whole group and everyone enjoyed the large game/tv room and hot tub. Would definitely stay again!

Wonderful stay!

We thoroughly enjoyed staying at this property. It was well appointed and very close to the park at Estes downtown area. Being close to the grocery store was also a nice bonus. The beds were comfortable and the extra blankets and towels were much appreciated. We enjoyed the game room and WiFi also. I would certainly stay here again. It was perfect!

Ideal location

This property was exactly as advertised/promoted through VRBO. Very cozy and ideally situated for our group. A few of us spent several days hiking RMNP just a few miles away, while older group members and young children enjoyed shopping/sight-seeing in town. Would certainly rent again if in this area.

Fall River Escape

We have been vacationing every other year in Estes for the past 20+ years and have stayed in some very nice condos and vacation homes. However, the location of this property on Fall River makes this property one of our favorites. Great home, great location, great choice!

Relax on the river

This is a great property to stay at. House is in a great location on the river, deck is long and plenty of room to enjoy the outdoors. The house itself is very spacious and comfortable and clean. Only issue is the hot tub water needs changed out. I expect pine needles, but I turned on the jets and a band aid and other stuff blew out.

Truly wonderful house! Comfortable, clean, spacious. One of our teenagers enjoyed the privacy of staying on the pull out couch in the game room. Hot tub and porch directly overlook the river. Can hear the rush of water any time doors or windows are open. Only a couple of miles from the national park entrance, and a couple of miles to town. Highly recommend!

Perfect getaway for a family

Our family vacation was perfect because of this beautiful home. It was so nice, we almost didn’t want to leave to do the fun things we had planned. If you are traveling with kids, I highly recommend. The game room, equipped with several family friendly games, provided separation from the main living area and kitchen. The hot tub was great with nice cool breezes coming from the stream. If traveling in the summer, sleep with the windows open and hear the sound of water as you fall asleep. We will definitely stay here again! This spot is worth every penny for its cleanliness, amenities, and location!

My wife, my three kids (16, 13, 10), and myself spent the first week of the year here. I wanted a place to rest from the previous year and time for each of us to focus on the coming year. We turned this cabin into our own private retreat. The game room gave us time to play and laugh and the snow covered river gave us time to reflect and plan. I’m not sure God could have led us to a more perfect spot to take a break together. What a great location with all the amenities needed to relax!

This originally was to be my daughter’s dream wedding. But it wasn’t meant to be. So, we made lemonade out of lemons. We surrounded her with family and dear friends. We had many great talks on the deck next to the river. The game room was outfitted with fun games. The eight of us had plenty of room. Great fireplace. Truly outfitted kitchen. Hot tub. Gorgeous location in the words and a minute from the RPNP entrance. I never want to stay anywhere else!!
