The Space:
Step inside and feel immediately at ease in a space designed with soothing neutral tones and classic nautical touches. The cozy living room invites you to relax on a plush sofa and loveseat while streaming your favorites on the large smart TV.
When you're ready for fresh air, the shaded lower-level patio is your private retreat. It features comfortable all-weather sofa seating and a BBQ grill for afternoon cookouts. It's also the perfect spot to enjoy your morning coffee at the bistro table for two before a day of excitement begins.
This home comfortably sleeps 6 guests in two private bedrooms:
âą Bedroom 1: A restful retreat with a king-size bed and direct access to the deck.
âą Bedroom 2: Perfect for kids or friends, this room includes a twin-over-full bunk bed, a twin trundle, a smart TV, and its own deck access.
The home includes a full guest bathroom with an oversized single vanity and a shower/tub combo. For your convenience, you'll also find an in-unit washer and dryer, Wi-Fi, and a selection of board games for evening fun.
Guest Access:
You will have private access to the entire home, including a washer and dryer for your convenience. Your reservation also includes guest passes for the exclusive Abbey Springs community amenities, which include:

Upon arrival, please check in at the community security checkpoint to receive your access cards and parking pass. No more than 6 guests will be allowed onto the grounds.
The Neighborhood:
Abbey Springs is a unique beach, boat, and golf community on the southwestern shores of Geneva Lake. It offers an exclusive private club experience, centered around a golf course with a 4.5-star rating from Golf Digest Magazine. The lake views are breathtaking and offer a spectacular backdrop for your vacation.
The family atmosphere and social events separate Abbey Springs from any other community in the area. The golf and tennis professionals are among the best in Lake Geneva, offering high-level junior lessons as well as adult leagues and events.
Getting Around:
âą A golf cart is available for your use within the Abbey Springs community (approximately May-September). The golf cart requires a signed agreement before the key is provided.
âą Onsite lot parking is available for 2 vehicles on a first-come, first-served basis.
âą The clubhouse and other amenities are just a short drive from the condo.
Other Things to Note:
âą For the 2026 season, there may be active construction at the lakefront (yacht club/restaurants, beach, etc.). Abbey Springs may limit or close lakefront amenities at any time. As such, host is not responsible for the lack of availability of any community-provided amenities.
âą Permit: Village of Fontana Short Term Rental Permit #STR21-00040
âą Age Requirement: The minimum age to book is 25, and the individual making the reservation must be physically staying at the property for the entire duration of the reservation.
âą Check-in/Out: Early check-in and late check-out are subject to availability. If approved, the first hour is complimentary, and additional hours are $30 each.
âą Pets: We are happy to welcome a max of 2 of your fur babies, as this home is pet-friendly.
âą Community Amenities: The Abbey Springs community provides the pools, hot tub, sport courts, and other shared amenities. While they are generally available year-round (with outdoor facilities being seasonal), their availability is at the discretion of the community. The host is not responsible for the unexpected closure of any community-provided amenities.
Having once had a home and boat in Abbey Springs, it was nice to spend 8 days there. Abbey Springs is a great place. The unit was clean, neat, comfortable. It is smallâ800 SFâbut adequate for 2 adults and a small dog. No drawers to unpack or closets to hang clothes. There is an outdoor grill which was great and a golf cart, which needs maintenance. The 3 inside doors do not close, scrape the floor and squeak. There are very basic kitchen supplies but no tops for pots, no salad mixing bowls, etc. All appliances worked. I asked the management company if there was an iron. There wasnât so they delivered one. Except for that, the management company Grand Welcome Lake Geneva was a pain to deal with and not helpful. Before I was accepted to rent the unit, I had to send a copy of my drivers license and an immediate selfie to prove I was the one pictured on the license. I have rented VRBO properties before and NEVER did this. Whenever I asked questions about the property or my reservation, I was told they would send information 3 days before arrival.There was the TV issue. TV used an internet source I never heard of. Not cable. No concurrent live TV. No network channels like ABC, CBS, NBC etc. No cable channels like CNN, Fox News, ESPN, Golf channel etc. I contacted the company many times frustrated on how to navigate the system. I was told to take it or leave. This was a spur-of-the-moment rental which was the only one available. With more time, other options are available.
My family had a moderately ok stay here, except for some issues inside the condo property. First, it was over a MILE walk to the amenities in the gated community (pools, on-site restaurants, etc.). Inside the unit it was very clean but the fridge protruded out into the kitchen sink area covering half of it which was very awkward when trying to wash dishes. The freezer ice maker was out of order as well and needed to be fixed. There were more than the basic kitchen supplies missing (no can opener, no cookie sheets, no cutting board and no casserole type baking dish to make something in the oven). I let the management company (Grand Welcome) know and they were great and made it right by bringing these items to the condo. The Wifi at the condo was very intermittent and weak. Grand Welcome did try to improve the Wifi signal but was unfortunately not very successful. The Abbey Springs Resort is huge so each unit has a golf cart to drive around the property. We were informed the day of our arrival that our golf cart was not working properly and could not be fixed until after our stay. We were refunded a small fee from our stay for the golf cart being out of order. I would be weary of staying at this property or at least call the day before your stay to inquire and be sure all things are in working order including the golf cart, Wifi and condo supplies.
I stayed with a group of girlfriends. The location and setup is nice but there was animal hair everywhere. You couldn't sit down without getting a bunch of hair on your clothing, including the beds. I understand the rental is pet friendly but we did not have pets with us. So, the hair on the beds was from a previous stay.
I also reached out to management a couple of times before the stay to ask questions. The emailed answers were generic copy and paste and did not answer my questions.
