LOCATION - 1.5 miles north of Main St.
HOSTS - Cottage all to yourself but there is another home on the property that may be occupied during your stay. That other home, its yard, and its pool house are all off limits to you and your group.
SLEEPS - Up to 4 people; 1 king bedroom upstairs and the living room downstairs has a queen sleeper sofa
BATH - 2 baths; full bathroom with a walk-in shower on the ground floor and a full bathroom on the second floor with a jetted tub
KITCHEN - Fully-equipped & well stocked kitchen with a Keurig coffeemaker, the bedroom also has a coffee station
BREAKFAST - None; coffee provided
AMENITIES - Two 55" Smart TVs, wifi, game area with pool table that converts into a ping pong table or dinner table with bench seats & a dart board, yard with a deck and outdoor seating, washer & dryer

Up to two dogs are allowed but there is an additional nightly pet fee of $54/dog/night (before tax). Due to the fact that VRBO does not allow us to charge for more than one dog at the time of booking, please notify us at the time of booking if you'll be bringing multiple dogs. We also ask that you crate it in your absence from the house, do not allow it on any of the furniture or beds, and pick up and dispose of its waste appropriately. If these rules are not followed, there will be an additional $200 charge added to your reservation.

Things to be aware of:
- The bedroom must be reached via an interior staircase.

- There are two buildings on the property. The cottage is at the rear of the property and is exclusively for your use. However, there is also a main house at the front of the property and a pool house near the middle of the property. Both of these buildings are off-limits to you. Furthermore, the yard behind the cottage is off-limits.

- The house has an exterior camera on the driveway side of the house that faces the driveway and street.

House Rules as Required by the City of Fredericksburg's Short Term Rental Ordinance
- Observe the City of Fredericksburg Quiet Hours (10pm to 7am in residential zones). No music of any kind after 10 pm.
- The City of Fredericksburg is a Dark Sky Community with outdoor lighting restrictions. All outdoor lighting is encouraged to be turned off when no one is present to use the light.
- Observe the designated on-site and off-site parking spaces.
- Place all trash in designated containers.
