I don't generally leave reviews, but I was really impressed! We got the room for such an amazing rate that I honestly expected it to be kind of junky. We only stayed for a couple nights so I wasn't expecting much. The ground floor and the elevator don't look the best but I do believe they're renovating some areas so that may be on the list of updates. Once you get up to the room floors, though, it's like a whole other building! Super clean, looks brand new. Everything in the room was clean, looked/smelled good, worked perfectly - the shower's water pressure was amazing. Also the bed was SUPER comfy and we slept amazing. Despite being right on the Gatlinburg strip, it was totally silent - we didn't hear anyone else at all. There's a small covered parking lot directly attached to the main building, which we liked a lot, and you require a door key to open the main building doors. Will most likely stay at this property again every time we go to Gatlinburg from now on.

We arrived for check in at 4 and they did not have our room available yet so we had to wait till almost 5:30 to get the keys to our room. Kind of frustrating considering we paid full price for a full night and they cut us an hour and half off our stay.

Pros: Location on street is great. Room was clean and comfortable. Cons: We were not told before booking that there was no pool in use and no breakfast “until further notice,” two important factors for us. Supposedly the property is under “renovation,” but we saw no evidence of that. It was kind of dark in the hallways and parking garage. Don’t count on seeing anything but a wall from your balcony unless you get one of the few that look over the pool because the building is an odd configuration. It was also noisy from the rooms next door well into the night and we had trouble closing the bathroom door properly. With all the negatives, we felt the room was overpriced for low season and lack of amenities.

The hotel is at the south end of Gatlinburg. Next year we're going to go to one of the hotels that's more center of town. The wife has trouble walking. Overall the Reganis not bad.

The ac unit sounded like it was dying. The room was constantly damp and humid. We tried opening the door to the balcony to dry it out. But it didn’t work.

The parking lot is a tight fit and no available spaces in the evenings, but they will give you a paid ticket for the parking lot directly across the street. The tub jets didn't work, but that wasn't an issue for us. We loved the Tub, the view, and the location.
