Flip-Flop Cove is a comfortable and beautifully updated retreat with a main house and guest house, perfect for family trips, couples’ weekends, or peaceful lake escapes. Located on a quiet canal just off Lake Granbury, the home offers the perfect mix of indoor comfort and outdoor enjoyment.

The coffee bar includes complimentary pods, grounds, creamer, and tea. The kitchen is fully stocked with cookware, dinnerware, utensils, and more so you can feel right at home.

We’ve included a gaming table with air hockey, and ping pong, plus outdoor favorites like giant Jenga, giant Connect Four, and Cornhole boards — perfect for family fun and group gatherings!

Guests will have full access to the entire home, including the attached garage, guest house, and the newly renovated boat dock and lift. Please note that the detached one-car garage is reserved for owner use only.

The neighborhood offers a private boat launch—perfect if you're bringing your own boat. Don’t have one? Rentals are available nearby through BoatSetter or other local providers.

Please note: This home is located in a gated community, and pre-approved access is required prior to arrival.

Important Information:

Dock, Boat Lift & Paddleboards: Use of these amenities involves inherent risks. Guests are responsible for their own safety and that of any children. Please supervise closely and use with caution.

We are pet-friendly and welcome one well-behaved dog for a non-refundable pet fee of $125 per stay. Please kindly refrain from allowing pets on the furniture during your stay.

Failure to comply may result in an additional $250 cleaning fee.

Safety First: All guests must prioritize safety when using water toys and the boat dock. Personal flotation devices are recommended for all water activities.

Supervision: Children must always be supervised by an adult when near water.

Use at Your Own Risk: Guests acknowledge that using the paddle boards and accessing the boat dock involves inherent risks. You agree to assume full responsibility for any injuries or damages that may occur.

Return Condition: The paddle boards must be returned in the same condition as received. Any damage or loss may result in additional charges

GENERAL
Check-in after 4:00 PM and check-out by 10:00 AM (unless otherwise arranged).
No parties or events are permitted.
Quiet hours: 10:00 PM – 8:00 AM.
No unauthorized overnight guests. Only the number of guests listed in the reservation are allowed to stay overnight.
No smoking or vaping inside the home. Smoking is permitted only outdoors and away from doors and windows.
No illegal substances or activities at any time.

PETS
Pets are welcome only if approved in advance and with payment of the listed pet fee.
Please keep pets off furniture and beds.
Guests must clean up after their pets indoors and outdoors.

POOL / HOT TUB
Use at your own risk. No lifeguard on duty.
Children must be supervised at all times.
No diving, glassware, or food in the pool area.
Please shower before entering and replace the cover after use.

KITCHEN & HOME CARE
Please treat the home as you would your own.
Wash dishes or load the dishwasher before checkout.
Do not move or rearrange furniture.
Report any damages or maintenance issues promptly so we can address them quickly.

SAFETY & SECURITY
For your safety, do not disable or cover smoke detectors or exterior cameras.
Lock doors and windows when leaving the property.
Follow all posted safety signage for fire pits, pools, docks, and outdoor areas.

CHECKOUT REMINDER
Place used towels in the bathroom or laundry area.
Remove all trash to outdoor bins.
Verify that personal items are packed before departure.

FEES & DAMAGES
A $1,500 fee will apply for violation of any house rule (including unauthorized guests, smoking indoors, or tampering with safety devices).
Excessive cleaning will result in a $500 fee. This includes, but is not limited to:
Stains on furniture, rugs, or bedding.
Trash left throughout the home or yard.
Dirty dishes left unwashed.
Spills or food left on floors, counters, or furniture.
Pet waste not cleaned up.
Glitter, confetti, or wax residue.
Any condition requiring professional cleaning or odor removal.
