This property offers self check-in via a key lock box. Guests will be sent the code to the key box along with access information 24 hours before arrival.

Inside, the house offers four spacious double bedrooms, sleeping up to 8 guests. One bedroom features a distant view of Gorleston beach! Each room is thoughtfully designed with comfort in mind, featuring a hanging rail for clothing storage and a Google Nest Mini Voice Assistant—perfect for playing music, setting alarms, or tuning into the radio as you get ready to explore Norfolk.

The large kitchen is fully equipped with modern appliances, making it ideal for preparing meals and hosting gatherings. Patio doors lead to a lovely decking area at the back of the house, providing a seamless transition from indoor to outdoor living.

🚭 No Smoking Policy: If found smoking inside or outside the property, you will incur an extra cleaning fee of £500.

🐾 Pet Rules: We are pet friendly. House-trained pets only. Pets may not be left alone in the property, unless crated. Please do not allow pets to scratch/damage the furniture. Pets are not allowed in the beds or on furniture. Please make sure to clean any pet messes. Excessive cleaning fees starting at £200 will apply if you do not clean up after your pets, or allow them to do any damage.

📢 Quiet Hours: 11pm to 7am, per local law. Please respect neighbours and keep noise to a minimum, particularly at night. Violation of the quite hours may result in immediate eviction, without a refund.

🧺 Excessive stains or damage to linens may result in replacement charges.

Prior to your stay, we require to complete our Pre-Arrival Form, and sign and agree to our Rental Conditions.

Guests are expected to treat the property, its furnishings, and contents with care and respect throughout their stay. In the event that the property is left in an unsatisfactory condition, or if any damage occurs during the stay, additional charges may apply.

Fees may be incurred for, but are not limited to, the repair or replacement of damaged items, excessive or specialist cleaning required due to staining, spills, odours, or misuse of facilities, and the removal of waste or items left behind. Charges will be proportionate to the cost of repair, replacement, or additional cleaning required to return the property to its original condition.
