Wisconsin wine country is your backyard. Vineyard View is a beautifully updated 1900s farmhouse in the heart of Greenleaf — home to some of Northeast Wisconsin`s best wineries and golf courses, all within minutes of your front door. Whether your crew is here to sip through a local wine trail, squeeze in 18 holes, or simply unwind around a fire pit under wide-open country skies, this is your home base. Located just minutes from De Pere and Green Bay.
This home truly has room for your family to spread out and enjoy.
The kitchen is fully stocked with appliances; including a electric stove top, oven, microwave, and dishwasher. The kitchen has a Keurig Duo, toaster and more!
Dinning room includes large table with seating for 6. Dishes are stocked and provided for you to cook a family meal.
The living room opens up to allow seating for 6 with sectional couch. A 45` smart TV with Roku that is WIFI ready, and allows you to log into all of your favorite streaming channels/apps. Complimentary WI-FI for guests to use or work.
There is a Laundry room off the entry way with standard size washer and dryer. Please bring your own detergent and dryer sheets if you plan to wash clothes.
Back deck off the kitchen with an outdoor dining table with 4 chairs. A propane grill and a firepit area with additional seating to gather around the campfire.
This 2 story home has window A/C and hot water baseboard heating through out.
Primary Bedroom (Main Level) - 1 Queen Bed with closet space for clothes storage. Second Bedroom (Upstairs) - 1 Queen bed and shelving for storage. Third Bedroom - 2 Twin XL Beds and luggage racks. Full Bathroom on main level
ITEMS PROVIDED. Landlord shall provide all bedding, full kitchen accessories, hand and dishwasher soap (starter supply), fire pit, propane grill. Paper towel and toilet paper (starter supply).
ITEMS NOT PROVIDED. The Guest shall be responsible for providing the following, but not limited, items: beach / recreational towels, bodywash and hair shampoo, laundry detergent and fabric softener (needed only if you plan to wash clothes at the premises), firewood (if you want to have a bonfire and something to light the fire with), yard toys (like volleyball, frisbees, soccer ball, softball and bat, football to play catch with), and board games. It is also understood that there is not a landline telephone at the premises.
VINEYARD: This rental is overlooking the neighboring property owners vineyard. There is no access to the vineyard or access to picking grapes.
IMPORTANT: You can rest easy knowing your space is covered with $3,000 In `All-Risk` Damage Protection. Although rare, accidental damage from guests does happen. Traditionally, this was managed via a security deposit or vacation rental damage insurance purchased by the guest. Both are cumbersome and often have big limitations in protection. With `all-risk` protection, all accidental damage from guests is covered unless it`s specifically excluded such as, but not limited to, normal wear and tear, infestation, or prior damage. Pet damages will be invoiced to the guest if damages is above our pet fee of 125$. Guest is fully responsible for their pet while staying with us. Relax and Enjoy your Stay: It`s Vacation time, so enjoy it with the peace of mind knowing that if an accident happens and damage occurs, you are protected under Waivo!
NOTE- This home is for family vacations and small friend group get togethers and is in an exclusive neighborhood. It is not to be used as a party home. You must be 25 or older to rent this home. It is only through your responsible actions that we can continue to offer this private home as a rental. Please respect our home and take good care of it.

The first 50% of your reservation total will be charged at the time of booking.
The second 50% of your reservation will be charged sixty (60) days prior to your check in.
If you are staying at the property on garbage day, the host will be stopping by to take trash bins from outside the garage and pull them out to the road. This will not interfere with your stay. Similar during summer months you may see someone from our lawn care service coming to cut the grass. This will be a brief visit, and they will not be entering the home while you are staying. USE OF PREMISES. It is understood and agreed by the Parties, that the Tenant shall use the demised premises for the purpose of vacationing only. Landlord does not rent to vacationing students or singles under the age of twenty-five (25), unless they are supervised at all times by an adult or guardian or parent. By renting this property, the Tenant agrees there will be no vacationing students or singles under the age of twenty-five (25) in the premises, unless they are so supervised. Violation of such paragraph, would terminate the tenancy at the time of knowledge, forfeiting any and all security deposit and still require the Tenant to pay for the full term of the occupancy, without recourse.
NO PARTIES As it is clearly stated in your rental agreement, use of this home is to be for vacationing only. We do not allow rental of the home for parties, and we do not rent to vacationing students or singles under the age of twenty-five (25), unless they are supervised at all times by an adult or guardian or parent. Please be respectful of our neighbors while using the home by keeping your music and conversations at reasonable levels, especially later in the evening.
FIREWORKS: It is hereby understood and agreed by all parties that no fireworks may be set off at any time, in the premises or on the grounds. Violation of this provision will be subject to a $500 fine per occurrence plus the Tenant will be responsible for any and all damages to the property and to the property of any neighbors. Again, there are absolutely NO fireworks allowed to be discharged on premises.
ITEMS PROVIDED. Landlord shall provide all bedding, full kitchen accessories, kitchen, hand and dishwasher soap.

MAXIMUM OCCUPANCY. It is hereby agreed and understood by all parties, that the maximum number of guests on-site is limited to the maximum occupancy listed in the description above. In the event, a Tenant is determined that more than the max occupancy of guests are on-site, other than visiting, this may be grounds for immediate eviction and all advance payments will be forfeited.
CAMPERS OR TENTS: No campers or tents are allowed on-premises.
CHECK OUT TIME: is 10:00 AM. If no prior arrangements have been made for a late checkout, you may be charged up to $150 per hour to cover the extra time housekeeping must wait.
WOOD BURNING STOVE There is a woodburning stove located in the dining room of the house. Guests are not allowed to use this wood burning stove as it is not covered by insurance. Please do not attempt to use.
BASEMENT The basement of the home is locked off from guest use.
SHED The Shed located on the property at the beginning of the driveway is not included in the guest rental and will be locked off. Do not park in front of this garage / shed.
DOG FRIENDLY
We LOVE dogs and we want our guests to enjoy their vacation with the whole family, including the furry members :-) That being said, please be mindful of whether our home is appropriate for your dog. We do charge a 125$ non refundable pet fee per stay per dog.
We may not be the vacation rental for you if your dog: *Consider barking to be a favorite pastime; *Chew things other than bones; *Like to visit the neighbors unsupervised (we do not have a fenced-in yard), and/or; *Use the house as a bathroom. Please bring all needed dog items with you, we allow up to two (2) 65 lbs dog. We ask that your dog be supervised when at the home and crated when you are not. Also, it should not need to be said (but unfortunately needs to be, as we have had guests leave enough surprises for us), but PLEASE pick up after your dogs!! It is NOT the responsibility of our cleaners. Pet damages will be invoiced to the guest if damages is above our pet fee of 125$. Guest is fully responsible for their pet while staying with us.
NO SMOKING This is strictly a non-smoking building. Smoking is strictly prohibited in the house and garage. Violators will be charged $1000 to the card on file for your stay.
FALSIFIED RESERVATIONS. It is understood and agreed by the parties, that any reservation obtained under false pretenses will be grounds for immediate eviction and all advance payments will be forfeited.
INDEMNIFICATION. It is hereby understood and agreed that 1919 Properties, LLC, Property Owners and its employees, agents, or principals and assigns, shall not be liable for any and all damage or injury to or of the Tenant, Tenant`s family, guests, invitees, agents or employees or other persons entering the premises and Tenant hereby agrees to indemnify, defend and hold 1919 Properties LLC and Property Owners harmless for any and all claims or assertions of any kind or nature as a result of injuries which may occur on the premises. This indemnification includes, but is not limited to, any damage or injury which may be incurred by Tenant, Tenant`s family, guests, invitees, agents or employees or to any other person for damages or injuries which may arise from any contact, act, inaction, interaction from any and all animals, domestic or wild, which such damage or injury occurs on the premises.

The property is absolutely gorgeous. So relaxing. The house was exactly as described and pictured. It was the perfect little getaway and so close to ledgestone to see their concerts. Would definitely recommend.
