Surf House: 4BR Beachfront w/pool
The Surf House sits in the heart of Hartswell, in Moriah Harbour, Exuma. This brand new four bedroom house, comes with a fully equipped kitchen with everything you need to entertain, be it a dinner party or a picnic lunch. The indoor and outdoor living and dining areas are perfect for socializing and enjoying family and friends.
Breath taking location, but a bit of a fixer upper.
Thankfully our visit to Exuma was not about our accommodations or it would have been a disappointment. House was not clean upon arrival. There were dirty clothes still in our dresser and dirty ear plugs in the bed side table. We immediately cleaned the kitchen, baths, and floors ourselves. We could have contacted maintenance for issues every day we were there but decided to enjoy the island vs staying at house to let them in to fix things (a/c, ice maker, light bulbs, door handles, water spraying from bathroom faucet, etc.). The large main area was useless to us after sunset as the lighting was not working. The kitchen utensils and pans are in bad shape. There is a grill but no grilling tongs or utensils. There is not drinkable water at this house. However, they provide a 5 gallon water jug that you take somewhere to fill. The ice maker is for coolers only! Also, there are not as many kayaks and paddle boards as pictured and most are in sad condition with broken paddles. A large portion of the pool tiles have fallen off. Honestly, we felt the house was not as advertised.
We had a great time at the Surf House, a beautiful private location. The house is definitely not new but lovely and laid out well with two bedrooms at each end of the house and the kitchen and living area in the middle leading out to a very spacious deck and pool area with a gorgeous view of the ocean. As you walk down the sandy path to the ocean where kayak's & paddle boards await you will also find a hidden outdoor shower area for rinsing off after your dip in the ocean or pool. All the necessities were provided however, the kitchen could use some updating and a few more utensils and pans if you cook while on vacation which is a plus for enjoying sunsets and quiet times at the house.
We loved our two weeks at the Surf House. The house has a great setup for two families, which is what we had. The property is beautiful, well decorated, comfortable and convenient. The house is pretty well provisioned with kitchen supplies, beach/pool supplies, etc. The owners and property manager were super responsive and helpful when we had questions. Highly recommend renting a boat while in Exuma, thereâs just so much to do and see by boat. It was super convenient being able to keep the boat at the property pier overnight so we were ready to go the next day. Overall great stay and highly recommend.
This was our second time in Exuma. First time renting a house. I think the rental house is the way to go but a few important things to know; Regular rolling blackouts (prob just during summer months) There did not seem to be a pattern or specific time of day. So be flexible and creative if you are in the middle of cooking, getting ready. Mosquitos are atrocious!! We gave up on enjoying the patio area and just ate inside. Even in the pool they will swarm your face/neck. That was a HUGE disappointment since a big part of why we picked this house was for the pool and patio area. I'm guessing that would not be an issue in Nov - Feb though. If we come back we would only come during those months just simply because of the mosquitos. If you rent a car beware the streets are heavy with potholes, very narrow and when it rains partially flood. It is like a game of Frogger trying to get around and not get hit by on coming traffic. All while trying to adjust to driving on the opposite lane. Having said that we would recommend renting a car a thousand percent. Suggestions for management; Update the guest binder; the wifi password is incorrect and Blu restaurant has moved from Stocking Island and is right up the road from The Surf House. It is one of the few nicer restaurants and I highly recommend it. The house needs a good cleaning. It was picked up and at first glance looked clean but you see could see grime and dirt all over the bathroom floors and kitchen. The kit counter was sticky and gross even after we cleaned it with hot soapy water. It really needs replaced with something low maintenance like Silestone. Some nights the bedroom A/Cs would shut off in the middle of the night. We could not figure out if they were on a timer or what. That got old. You would go to bed nice and cool and then wake up sweating. Maybe instructions in the book or laminated/taped in all the bedroom would be helpful. If they are on a timer, take them off a time. I will add tho every day/night they rooms did cool off nicely and pretty quickly too. Reasons why I would recommend this house and rent it again; Cooled easily, management was excellent in answering/resolving any questions or issues we had. We dealt with Carrie and she was always available or quickly got back to us. Great floor plan with ensuite bathrooms. Perfect for multiply families, couples or just a large family. Kayaks were surprisingly fun and relaxing - a must do!!
We (a family of 5, kids ages 21, 18 and 14) visited over the Christmas holiday and absolutely loved the house and the island. The pictures on the listing are an accurate representation of what to expect. We found the house to generally be in good condition. We had problems with the kitchen sink and drinking water pump, and the house manager came right away (like within 10 minutes!) and fixed both within the hour. I will confirm that the house manager's primary language is Spanish, and while he isn't confident with his English, communication with him was never a problem. He is incredibly nice, diligent and welcoming.
The views and privacy at the house were amazing. It's a quiet spot with not a lot going on around you. We spent countless hours just enjoying the sun by the pool, playing games on the outdoor tables, and listening to music while we cooked dinner on the grill.
We rented a boat, however, we had problems with it to start and didn't get a chance to use it. While other visitors have said renting a boat was essential, I don't think I would do it in advance again; rather wait until we arrive to see what the weather will be like. The kayaks and paddleboards were in good condition and we used them almost every day. And renting a car is essential - we used New Berlie's Car Rental and had a great experience.
We liked the location of the house, as we favored the beaches on LIttle Exuma over some on the north end of the island. We did a fair amount of self-guided fly fishing and would have enjoyed more time to explore more areas.
A recommendation to the owner: add more wall hooks in the bathrooms and bedrooms. Hooks for bath towels were available, but it would be nice to have extra hooks for robes, jackets, etc. The master bedroom didn't have a closet, which didn't bother us, but it may be an inconvenience for others, so adding some hooks along the wall for guests to hang dresses or shirts on hangers would be nice.
Overall, I'd recommend this house and we'd visit again.
We loved this beautiful home- it was clean and ready for us where we arrived. The boat is a must. We took it out everyday and spent our afternoons by the pool. Martin was helpful and was available when we needed anything. The island is beautiful, and the house is just far enough out of town so that it is a quiet and relaxing place to stay. The kitchen is great for cooking as well. The island is beautiful, and the residents are friendly and welcoming. If you go to the harbor during the day, there is usually fisherman with fresh fish that can be brought home for dinner.
A few things that could have been improved: The outdoor shower needs hooks to hang towels and put soaps, but we really enjoyed using it despite that. The beds were a little uncomfortable, but some mattress pads could easily fix that. Lastly, the beach is shared with the home next door. This was not a problem for us, but something that was not mentioned in the home description.
The house is new and clean but for the first 4 nights it smelt like sewage. Martin finally did something to get it to stop smelling so bad. The communication is not good because Martin doesnât speak much English but he is very kind and will get things accomplished through text as it translates for him. As stated by someone elseâs review the beds are very hard and uncomfortable. This house is about 25 minutes from GT and is in a somewhat remote location. The pictures of the kayaks are not what goes with the surf house. It actually has one Kayak and the seat is rotten and falling apart and stained one of my swimsuit due to the black threads falling apart on it. The paddle board was worn out as well. We actually had friends stay at another property owned by the same family and got to use the kayaks they were not using. We rented the boat and used Captain Ryan for a tour and fishing. My boys caught a lot of fish and we had fish tacos. That was the highlight of their trip. The boat did start to sink while my family was far out in it on the 2nd day, due to some pump. We and our friends were all dipping water out to keep it from sinking. We called and then sent the owners a video. They did fix it and we continued using the boat. Over all the island is so beautiful it makes up for all the crazy on vacation. Just expect anything! We personally own vacation property ourselves in FL so I guess I have expectations that maybe different than others. It would be helpful to have someone to communicate with that you can understand you and you them if issues arise. Also, donât put pictures of kayaks and paddle board in with photos of your property if it doesnât actually go with the property because itâs a false representation of what is actually part of the package and property. We would not rent this house again just because of the experiences we had but it is a clean and new house and maybe your experience would be different than what ours.
The house exceeded our expectations. Very clean and well apportioned for larger groups. Martin was responsive to all or our needs. Great access to the protected cove. Having access to the boat is a must and your are 10-15 minutes from beautiful beaches, sandbars and mangroves. Swimming pool is warm and refreshing after a day on the water..
The surf house was beautiful we had everything thing we needed. We had just one problem with the air conditioner in the master bedroom but it was taken care of. The care taker speaks a little English so itâs hard to communicate!

Beautiful beautiful beautiful place. Def rent the boat. There were a lot and I mean A LOT of flies and not sure why. Maybe itâs the time of year. The beds werenât that comfortable but whatever. House is very clean. Itâs not really a swimable beach where this house is located but there are hundreds of places to take the boat to. There are paddle boards and kayaks and we often made our way to the sand bar. Breathtaking views. My biggest and only real compliant is the lack of communication from the owner, Caroline. It takes her DAYS to get back to you and sometimes not at all. We had no idea how to get to the house up until the day before we got there and found out because we called âMartinâ who does maintenance around the house. (side note Martin was amazing and always answers texts.) It made for a very nervous arrival because we simply didnât have answers to questions we had asked days before. It was frustrating. Martin is incredible and made sure everything was taken of. He was awesome.
The home impressed us from beginning to end. Beautiful home, perfect setting and tons of space for two families. Great to have the pool and immediate access to the beach. Used the paddle boards and kayaks in the afternoon to explore surroundings.
Location is great to get into George Town or down to Little Exuma.
Highly recommend renting a boat and hiring a local to captain for the day. We hired the water taxi driver Darren for the day and it was amazing.
