Huge 6 bedroom house, near beach, cliffs & Old Town, 180 square meters
Modern detached house, 180 square meters, built on an old goat farm. Located on the edge of the country park, but in walking distance of Hastings Old Town, the beach, and all amenities.
We are in an excellent location for your family reunion or gathering of friends, and a huge outdoor space if you are travelling with pets
Our large, spacious, modern detached house has 2 bathrooms with showers, large communal living room, and a large garden which backs out onto the East Hill and Country Park leading to miles and miles of remote clifftop walks leading to secluded beaches.
Fully equipped kitchen with fridge, range cooker, microwave, and dishwasher.
The kitchen has seating for 16, so that everyone can eat together.
If you are travelling with elderly relatives or people with mobility issues, then it is worth noting that there are 16 steps up from street level to the house. they are quite steep, but there is a handrail.
On the ground floor level there are three double bedrooms, a 4-person family bedroom, and a bathroom.
On the upper floor there is a double bedroom, a 4-person family bedroom, and bathroom
The kitchen is fully equipped, with everything you are likely to need to cater for a large group.
300mbps full fibre internet with WiFi throughout

You will have exclusive access to the house (you are not sharing with anyone else). No one else will be at the property.
Bedding & Consumables

We provide duvets and pillows. Please bring your own bed linen and towels, or we can supply bed linen at ÂŁ15 per bed and towels at ÂŁ5 per person.
We usually have, but don't guarantee, small quantities of household basics (e.g. toilet paper, soap, dishwasher tablets, bin bags), but we recommend bringing your own.
CLEANING AND RUBBISH
-------------------------------
We donât charge a cleaning fee, so we kindly ask guests to leave the house as they found it. Alternatively, you can book an after-stay clean for ÂŁ80. If you choose to self-clean then a refundable cleaning deposit is required.
Bins are emptied fortnightly. If you generate more than half a wheelie bin of either rubbish or recycling then please take the excess away with you. Please use the recycling bins correctly.
LATE CHECK-OUT / EARLY CHECK-INS

Check-out is at 10am on Friday, Saturday and Monday. All other days are a very generous 12 noon check-out. We can also allow early check-in and late check-out as an optional extra.
PET POLICY

This is a wonderful location for well-behaved dogs, by prior agreement only. We charge a flat rate of ÂŁ30 per dog (per booking), plus an additional ÂŁ100 damage and cleaning deposit . Pets who arrive without prior agreement will be turned away.
Close to your arrival date you will be sent a form to confirm any options, such as linen, towels, cleaning, rubbish disposal, pets, early check-in and late check-out.
RETURNABLE FEES FOR HIGHER RISK GROUPS

To help maintain a safe and respectful environment for all guests and neighbours, a returnable risk management fee of ÂŁ200âÂŁ500 may apply in some higher-risk scenarios.
This returnable fee may be requested if:
* Your group has 12 or more people
* The lead guest has no positive reviews
* The lead guest is under 25 with fewer than 3 reviews
* The lead guest lives locally and has limited Airbnb history
We may also request additional ID if the lead guest appears under 30 or is local.
đ For guests under 21: group size is limited to 12 and a UK-based guarantor aged 25+ is required.
All returnable fees are typically returned within 14 days of checkout, provided house rules are followed.

While we want to facilitate groups of family and friends to celebrate special events we operate a strict "No Party" policy.
*No non-staying visitors after 9pm or when there is outdoor music
*No more than 16 people (guests or visitors) on-site at any time
*No outside music after 11pm on Fri-Sat, and 9pm on Sun-Thu
*Do not do anything that will cause nuisance to neighbours
*Music equipment must not exceed a 30W output personal "boom bar"
