Welcome to the BESTNEST at 1409 South Beach Villas in Sea Pines (225 South Sea Pines Drive). Beautifully renovated and super stylishly decorated in a California meets coastal Carolina vibe. Just 50 yards to beach!

1409 South Beach Villas is a wonderfully comfortable villa and we have filled it with every amenity we appreciate when we vacation.

The superb South Beach location (50 yards to the ocean!) and comfort of this villa make it a star! We've installed smart TVs plus Sonos sound, and offer high speed WiFi with secure connection.

This villa boasts an exceptionally outfitted kitchen, opening into a dining area and beyond to the living area, offering comfortable seating for dining or relaxing. Enjoy dual outdoor spaces, too-- an upstairs deck off the first master bedroom, and the main deck off the living area with seating for 6, TV, plus Weber gas grill.

Four bedrooms (2 Kings including one on main level, 1 Queen and 2 Twins) each boast the comfiest bed linens we could find, with fluffy pillows as well as smart TVs. The bathrooms are fully renovated, each fully en suite and sparkling clean. There is also in-unit laundry room and our favorite powder room ever (see why we call it the crab bath), and two dedicated work/desk spaces.

PAYMENTS: For reservations made thirty (30) days or less days prior to arrival, payment in full is due at the time the reservation is made. For reservations made thirty one (31) days or more prior to arrival, payment of 25% of the total is required, and the full amount of travel insurance premium, if accepted, is required at the time of booking. The balance of the final total is required thirty (30) days prior to arrival. Long term winter reservations policy differs- please inquire.

CANCELLATIONS: You are welcome to cancel your reservation without penalty and receive full refund of your deposit up to 31 days prior to arrival. Cancellations made 14 days to 30 days prior to arrival will receive a 50% refund of total payment. At 13 days prior to arrival, your reservation becomes noncancelable and non-refundable. Travel insurance is always highly recommended.

HOW FAR TO BEACH: Out your back door, turn right, walk approximately 50 yards to the water's edge.

POOL: Just steps away from the brand NEW community pool!

PETS: We welcome your dog for an additional fee of $350. Regrettably, Labradors and other oily coated breeds are not allowed. Dogs are never allowed on furniture or beds (or their humans have to pay a fine) and must be crated when left alone. Please inquire if you have questions.

WHAT’S INCLUDED: Your property will come stocked with all of the household amenities you will need for the duration of your stay, including trash bags, dish soaps, perfume free laundry products, paper towels, bath tissues, hand and bar soaps. We also stock beach wagon and toys, beach chairs and umbrellas. All you have to do is come and enjoy.

We loved staying in Sea Pines at this South Beach Villa property. The location was great and the house was beautiful. It was a super short walk to the beach and the wagon and beach toys provided were such a big help. The kitchen had everything we needed and the beds were comfortable. Amazing Villa!

Couldn’t ask for a better stay! The villa was perfectly located in the heart of south beach just down a short path to the beach. The decor was sophisticated beachy elegant. Loved the kitchen and it was equipped with everything we needed. The bathrooms are modern cool and the powder room downstairs is the cutest. Can’t wait to return!

This 4 bedroom 4 1/2 bath villa was stunning and the amenities and service provided by Best Nest was unmatched. If you wanted was there- beautiful beach chairs, towels, wagon, games as well as every kitchen amenity from plates, glasses, plastic dishware, spices, food storage containers & zip lock bags. Absolutely first class...not sure my home kitchen is this well stocked. It was well organized and very very clean. Any questions we had they were literally a phone call away! We absolutely loved it and will rent through Best Nest again!

There were 7 of us and the townhome was spacious enough to give each couple their own bedroom and en suite bathroom. The location across from Salty Dog (and the Harbour town trolley) and just a short pathway walk to the ocean could not have been better. We spent days on the beach and walked over to Salty Dog in the afternoons. The townhome was stocked with everything you could possibly need (beach towels, chairs and umbrella, a cart to carry everything, all kitchen dishes and supplies you could need, soap, shampoo, laundry detergent etc. We were not lacking anything.The unit had been recently renovated and everything was so tastefully done. The bedding and pillows were wonderful.I highly recommend this home and I know we will definitely be back!The check in and check out processes were seamless.

This home makes me want to buy something similiar in HHI. I just can’t say enough about the furnishings and how well stocked/supplied this home was. Admittedly, we wanted to be directly on the beach. And were concerned this would be too far away to have the beach vibe we desire. But it literally is maybe a 50 yard easy walk to what was largely a private/secluded beach. Plus very short walk to pool and Salty Dog Cafe. Nicest townhome we’ve ever stayed in. Try them out!

The property was well kept. Front screen door had pulled away from molding, and was not fixed. Address given upon check in was incorrect making it extremely difficult to find the property late at night.
