"Queens Grant A-201" Oceanfront Condo w/ Community Pool, Boat Docks and more

This 2nd floor three bedroom, two bath oceanfront condo invites you to wrap yourself in the distinctive beach life of Topsail Island (Please note: there are NO elevators in this building). As you move from the front door into the living room you are drawn to the large glass sliding doors and to the ocean and the soft sand, shell-dotted beach beyond. Relax in rocking chairs on the deck overlooking the dune and beach.

Dedicated beach access from your building takes you to sand and surf, or enjoy the swimming pool and clubhouse that are included in your Queen's Grant experience, as well as access to the marina and the Intercoastal Waterway.

Enjoy the view, calm and comfort of the living room with its large flat screen TV, DVD / VCR player; discs, books, and puzzles provided for your entertainment. The dining table for 6 sits between the living room and newly refurbished kitchen with range, fridge, microwave, dishwasher, expansive storage, granite tops and breakfast bar.

The master bedroom includes a queen bed, flat screen TV, access to the ocean-side deck and its own bathroom. The 2nd and 3rd bedrooms contain a pair of twin beds and queen bed respectively. All bedrooms include large closets and the 3rd bedroom includes a TV/DVD combo and special view of the sunset over the ICWW. A laundry room with a full-size washer and dryer complete this special unit.

Queen's Grant HOA Regulations: Grills are NOT permitted anywhere on Queen's Grant oceanfront property. Grills are provided for use across the street. Smoking (cigarettes, pipes, cigars, etc.) or electronic cigarette usage or “vaping” is not permitted by any renter on any outside deck directly attached to a unit or stairs or landings leading to units.
Parking: 1 Parking Space
Guest Entry: This rental utilizes a digital lock that requires a unique code to enter. This code is reset after each guest's stay.
Smart TVs require guest logins to access subscription apps. Owner does not provide access details. 
WiFi signal strength is NOT guaranteed at your rental for remote work or remote learning. We are located on a barrier island and do not have cellular towers on the island. This, coupled with the increase of guests in our area, creates an inconsistent cellular signal that is outside of our control and therefore, compensation is NOT guaranteed.  
You must be 25 years or older to rent this property. ID verification required prior to check in.



TRIP PREPARATION:
Access Realty Vacation Rentals adhere to minimum standards set to provide you with as many of the comforts of home as possible during your stay. All our vacation rentals include fully equipped kitchens, basic small appliances (microwaves, coffee makers, toasters), pillows, comforters/bedspreads, television(s) and more!

Please note that unless otherwise indicated above, linens are not provided during your stay. You are welcome to bring your own linens, or we provide a linens rental service for your convenience. Our vacation homes are not guaranteed to have consumable items in stock for guest use (i.e. toilet paper, paper towels, soap, etc.).


Beach Nourishment: Beach nourishment projects help preserve and protect Topsail Island’s shoreline. Most projects are scheduled annually between November and April and may involve large pipes on the beach, trucks moving sand, and other equipment to rebuild and maintain our dunes. Timelines and locations can shift without notice, and we are not always informed in advance. While we understand this may impact your beach experience, refunds or compensation will not be provided for disruptions related to beach nourishment. For the latest updates, we recommend checking the town websites for Topsail Beach, Surf City, or North Topsail Beach. Feel free to reach out to us if you have any questions about potential beach impacts during your stay.

**Cancellation: Any cancellation of a confirmed reservation must be made in writing by Guest. Reservation payments are not reimbursable unless the property can be re-rented for the same rate and time period. Every effort will be made to re-book the property. If property is re-rented, Guest will receive reimbursement of payments made less non refundable reservation fee, cancellation fee (varies by property), and third-party fees (travel insurance, security deposit alternative, insurance, convenience fee, etc.). Insurance fees shall not be reimbursed unless the Agent is reimbursed by the issuing insurance company.

**Check In Day: *Your rental home allows you to check-in directly at the property. Check-in typically becomes available BETWEEN 4:00 - 6:00 PM on the day of your scheduled arrival. As soon as we are notified your rental is ready for check in, we will send you a text message to the number you previously provided. This text will include a hyperlink that will direct to the Property Guide with all your check-in instructions, directions, FAQ's, Wifi info, helpful tips, and most importantly your information on how to gain access to the property. Please understand that all homes must be cleaned and inspected before we are allowed to issue access details and you are not allowed to be at the property until you have received that text message.

**Early check-ins and Late check-outs must be pre-approved and are not allowed if there is a reservation checking out the same day another reservation is checking in. You may contact us the week of your arrival to determine if there is any availability to add an early check in or late check out. There is a fee associated with early check ins and late check outs.

Great Condo

We had a great time staying in this condo.. the view was awesome. Loved the pool and being on the ocean. The beds in two bedrooms (not master) were really hard per the people sleeping in them but everything was good. Patio was super nice.

Perfect oceanfront condo

We loved this beautiful condo. It was perfect for 4 adults and 2 kids. We enjoyed views from the porch morning, day, and night. The beach was great and access was close by, and we were impressed by the size of the pool- which had a large shallow end for our toddler. My only complaint is that the stair climb was a bit much for some in our group, particularly loading and unloading and all trips that entails. We'd definitely go back.

We Miss It Already

Our family was very happy with the condo, the location right on the beach, and the pool across the road. The condo was clean and welcoming. Parking is easy and secure with no need to back directly out onto the road. The beach is marvelous. There are several flights of open stairs so you need to be able to climb them and not be too fearful. The view from the balcony is well worth it. The pool is kept very clean and we enjoyed it very much. The showers there could use an update, but they came in handy. The appliances were new and very nice. Water pressure is low so showering in the condo can be a challenge at times. We really appreciated the washer and dryer. We hope to return again. Topsail Island was a bit of heaven for us and we thank you. We made our reservation at the last minute and it proved to be a great bit of luck.
