Long Barn - sleeps 14 guests in 7 bedrooms

The Long Barn enjoys a peaceful rural setting on the edge of a small village in North Norfolk, just three miles inland from the beautiful coastline. Perfectly positioned between the charming Georgian market town of Holt and the lively seaside resort of Sheringham, Rookery Farm offers a tranquil countryside retreat with easy access to the A148 for exploring the wider area.

The ground floor is spacious and well designed for larger groups, featuring two fully equipped kitchens, a large sitting room and a cosy snug, along with a twin bedroom and two wet rooms. A dining area set beside full-height windows creates a bright and uplifting space for shared meals. The main seating area is centred around a log burner and includes a flat-screen TV, DVD player and a selection of board games, making it a welcoming place to relax together.

Upstairs, a galleried layout leads to two en suite double bedrooms, two twin bedrooms and an additional bedroom that can be arranged as either a twin or a double. There are also two further family bathrooms on this level, providing ample facilities for larger groups. Both kitchens are fully fitted with dishwashers, ovens, microwaves, coffee machines and fridge freezers, and the property also includes washing, drying and ironing facilities for convenience.

The barn is centrally heated via a biomass boiler, with underfloor heating across the ground floor to ensure comfort throughout the year. Outside, there is a communal outdoor area with dining furniture and a charcoal barbecue, as well as ample parking for multiple vehicles. The property is dog friendly and welcomes up to two dogs.

Please note that Rookery Farm is home to permanent residents as well as other holiday guests, and is typically chosen for its quiet and relaxing atmosphere. While larger group bookings are very welcome, guests are kindly asked to respect their neighbours' privacy and the peaceful nature of the surroundings.

Great Winter Break

This was a great property for a family get-together. The layout is perfect for a large group with plenty of space for relaxing, chilling, chatting etc. The location is perfect with easy access to the north Norfolk coastline. A definite recommendation!

Overall this is a very good holiday location, albeit at the upper end of the price range. Superbly located near all the good local venues, well presented and in good condition. The children's play area was a good addition and all topped off with a nice welcome pack. It contributed well to an excellent family birthday celebration.

Perfect for a group

Lovely spacious and light property with great facilities. Allowed for us all to sit together to eat and then drift to the different living rooms. Well stocked kitchen and two dishwashers was a real bonus.

Perfect Family Accomodation

We stayed at Rookery Farm for my dad's 70th birthday celebration. The house worked really well for 14 people with lots of sociable space & comfortable beds. Bathrooms are a little dated and could do with showers but the accomodation was very clean. The kitchens were very well equipped roo. Thank you for a lovely stay.

Excellent family celebration!

We rented as two families for our friend’s 50th birthday celebrations. The place is huge, 2 kitchens, lots of bathrooms and beautiful surroundings. The property manager and housekeeping were great, allowing us slightly earlier arrival in order to set up some decorations and surprises. Overall the property and customer service is 5/5!

Christmas 2022 Long Barn

The facility is amazing and suited our group of 13 perfectly. The location is great and the Christmas lights were lovely. We felt that it could do with some maintenance and the cleaners should be allowed more time to deep clean and have enough time to check things like crockery before new guests arrive. We had to check and clean crockery from previous guests.

Wonderful family celebrations

After 2 years of postponement due to Covid we managed a get together for family from Europe and UK with ages from 8 to 80. Rookery Farm was a beautiful place for this and we really had an excellent time. We all loved it and have numerous wonderful memories. Logistics make a return unlikely, but were it possible we would certainly be back. Thank you.

Tranquil setting, beautiful buildings & lovely secure garden. Interiors are tired & in need of full refurbishment. Would have been nice to have a clear map showing foot paths etc accessible from the barns. Children’s play area was closed which was very disappointing (& no prior warning).

These reviews aren’t linked to the owners website, if they were then we probably wouldn’t have booked. The property was probably fitted out about 20 years ago, and would be lovely if the kitchens were refitted and it was cleaned to an acceptable standard.

Fantastic stay celebrating with family & friends

I booked this fabulous property to celebrate my husbands birthday along with family & friends. A total of 10 of us & our dog. We were all very impressed. The accommodation was spotless clean. The rooms were all perfect for us as a group as the younger group stayed in part of the rooms & us oldies the other side. Bathroom were perfect and again spotless clean. The garden area was again perfect for the dog being secure We only used 1 door to gain entry etc although there was 2 and a street door Easy to find with good instructions what to look for. And have to say felt photos didn’t do the place justice as it was lovely

Had a lovely three days at Long Barn

Great location with bags of space for all. Very well equipped with every need catered for. Good quality bed linen and was great to see hand wash in all rooms necessary. Local pub was a handy short walk and provided a good value Sunday roast. Gardens were very secure and ensured that the young children and dog were kept safe. Just a couple of negative points. When paying a premium price for a stay. I do not expect to be required to strip bed linen. And lastly, dish washers could do with an internal clean. They did not clean the dishes and plates on first use. Had to run plates through at least twice.

Excellent accomodation for a family group.

I booked all the barns at Rookery Farm. The attraction being that they were grouped together around a courtyard and provided very comfortable accomodation for a large family group plus two dogs. Each barn had its' own garden so that each family could have some private space when required. The barns were well equiped and met all our requirements. The furniture was in good condition and as one would expect from continual use by families and dogs. We were able to use the Long Barn for evening meals altogether. The site manager was very helpful and visited the site each day. Unfortunately there was a wasps nest in the eaves of one of the barns but this was dealt with swiftly by the owner, who returned to check that the matter was resolved. The bed linen and towels were excellent. We had a really good stay and lots of celebrations as it was my husband's 70th birthday. I could also recommend the private chef whose team provided an excellent three course meal for 14 adults and 3 children, including two gluten free guests and one vegan.

40th Celebration

Long Barn was just the right size for all 12 of us with ample living space, bedrooms and bathrooms. Close to lots of local attractions and beaches. The whole family enjoyed our stay. (Our only concern was that some of the crockery and glasses etc seemed grimy/dirty on arrival and it turned out that both dishwashers were not washing efficiently. Would suggest they are given a maintenance overhaul). We just washed everything by hand instead, so not the end of the world.
