This property is Hotel Zoned and NOT impacted by the proposed short-term rental ban.

Please note these units at this resort have a smaller 20 gallon hot water tank so it can take longer to heat up water with several people showering. This is a resort wide drawback.

PEST CONTROL AND ROOSTERS: Due to Maui’s rural location you may experience the occasional rooster or harmless gecko. Geckos are friendly, eat insects, and are considered good luck in Hawaiʻi. Please don’t kill them. The HOA schedules regular pest control, but some insects and lizards are part of island life. Our units are meticulously cleaned and inspected. Contact us if you experience more than normal pest activity — we’ll work with the HOA to help. These occurrences do not constitute a refund or rental adjustment.

HAWAIʻI CLIMATE: Hawaiʻi’s tropical environment supports geckos, ants & occasional roosters. Despite regular pest control, these are part of normal island living. Our units are carefully cleaned and inspected; any contact with such pests does not constitute a breach of agreement or qualify for refund or adjustment.

DISTURBANCES: We make no guarantee that surrounding properties will be free from disturbances such as construction, traffic, or other guests. These do not constitute a breach of this rental or any refund entitlement.
