- Due to the agreement with our cleaning service provider, we are not able to accommodate early check-ins or late check-outs. You may check-in as early as 4 pm and must check out by 10 am.

- For your convenience we supply you with a limited starter kit of toilet paper, soap, paper towels, trash bags, and dishwasher detergent. There are several shops you can visit nearby to purchase supplies for the duration of your stay.

- We charge a $200 pet fee, max of 2 pets. Also pets are not allowed on the furniture, must be potty trained, and must be kenneled when left at the property alone.

**Please note: There are public paid Electric Vehicle chargers throughout downtown Knoxville, and there is not a free one available at the property. We recommend searching for close by charging stations, such as ChargePoint Charging Station located at 811 Neyland Dr, Knoxville, TN 37902.

- Our space does not come with free parking. There is a paid parking lot right across the street.

- No RV or Trailer parking.
- You may not book if you live locally without asking for permission and letting us know why you need a place in town.

- By booking with us you agree to download our app to gain access to the property.

- Guests will be expected to clean up spills and messes that they make and throw all their trash in the trash can. Also, it will be the guest's responsibility to do the dishes before they leave.

- To protect the host and guest, we must verify all guests ahead of the stay. Please be aware: As a part of the verification process, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, and pass through our guest portal. The information is collected for screening and verification only and is not stored or used for any other purposes.

- You understand that your check-in instructions will be sent after successfully completing the guest portal.

- THERE WILL BE A $500 CHARGE FOR SMOKING, PARTYING, OR BREAKING ANY OTHER HOUSE RULES!

- Please do not bring glitter, confetti, or anything like that to any of our properties.

- Please ensure that you review the cancellation policy as it pertains to any cancellation for any COVID-19 reason. We encourage guests to purchase travel insurance because we cannot operate outside of our cancellation policy for any reason.

- You must let us know when you book if you intend to bring pets. We charge a $200 pet fee for a max of 2 pets. Also pets are not allowed on the furniture, must be potty trained, and must be kenneled when left at the property alone. You will be charged for any damages caused by your pet.

-Please Note: The apartment is located in a building with several other units. You may hear noise from other tenants at times. Please be courteous of those around you & keep noise to a respectful level.

- A temporary hold of $2 will be placed on your credit card as part of our verification process and will be released within 7 days.

Haven Vacation Rentals, LLC’s Vacation Rental Terms and Conditions (the “Terms”) apply. Renter will receive and agrees to sign the Terms immediately after making reservation, which will include, but not be limited to, the following:
- The “Minimum Age” to rent the Property is 25 years of age.
- By booking you agree to provide a copy of a valid government-issued ID directly to us. We will request this after your reservation has been made
- The Renter is solely responsible for Renter’s actions and the actions of all family members, guests, and invitees.
- Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m.
- Unless authorized by the Property Manager, the number of people present at the Property may not exceed the maximum occupancy indicated in the listing or the reservation for the Property.
- Check-in is from 4:00PM until 12:00AM and Check-out is before 10:00 AM.
- If you do not vacate by check-out time, you authorize us to charge a late departure fee of up to one night’s rental and we may remove all Occupants and their personal property from the Property.
- No smoking is permitted on the Property at any time.
- No animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow.
- Renter authorizes us to bill the credit card on file for the full amount of the Rental Fee at the time of booking. Renter agrees not to make chargeback claims with its credit or debit card issuer.
- Events and commercial photography or filming are prohibited at the Property without our express written permission.
- Use of the Property for any criminal activity is prohibited.
- Neither the Property Manager nor the Owner will be liable for special, incidental, or consequential damages of any kind, including those arising from the use of any pool, hot tub, lake, or bunk bed on the property.
- Upon your arrival at the Property, you should inspect the rental unit to ensure the Property condition is to your satisfaction. If you find any conditions you need to report as unsatisfactory or damaged upon your arrival, you should report such conditions within two hours after the time you arrive at the Property. After the two-hour period expires, the Property is provided as is and we are not responsible for the inoperability or unavailability of any amenities.
- You further agree to give us a reasonable amount of time to respond to your report and to cooperate with our efforts to address the concern or provide a remedy.
- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.

Wonderful property within walking distance to both campus and downtown.

Had the opportunity to stay here with my son while touring the University of Tennessee. Great location, clean residence, and responsive owner. Would definitely recommend to anyone looking to visit the area.

Wonderful clean well located apartment!

We had such a lovely stay! The apartment was in a beautiful historical building with wonderful views in a great location. The shower was pride magic! Two shower heads, absolutely divine. The hosts communicated often and even went out of their way to help me feel comfortable & supported will absolutely be staying again!

Quick and very enjoyable trip for college tour

Beautiful condo. Perfectly well stocked, including a very cool kennel for your dogs. Very comfy bed and well done shower/bathroom. And yes, a view of the stadium from your window.This was a perfect place for my wife, son and our two dogs. We enjoyed the short walk to market Square. And was perfect for anything related to the university.

We had a great stay in the Neyland View apartment. The location was perfect for walking to UT campus to tour with our high school senior and we enjoyed walking to Market Square and Gay street to enjoy shops and restaurants. Everything we needed was in the apartment. If our daughter ends up going to UT, I’m sure we will stay here again.

Great Location

My daughter and I stayed here the weekend I brought her back to UT for 2nd semester. It is in a great location and very cozy. The weather was COLD with rain and snow. It was the perfect place to cozy up on the couch to watch movies. The well-equipped kitchen was ideal to spend Sunday cooking and watching TV while it was snowing!!

Enjoyed our stay in Knoxville it was easy to walk to the two games we went to and the parking garage was close and very easy to work with for parking. Unit was nice and clean. If there were directions for the TV we didn’t find them but didn’t miss it either enough to find out more. One thing we would have liked were some better glassware, especially wine glasses. Other than that the kitchen was well appointed

Great condo in a great area

This condo is exactly as described. My daughter and I loved staying here. It’s in the heart of everything with an easy walk to the Market or the University and everything in between. Only complaint would be having to pay $26 per day for public parking across the street. Would definitely stay here again.

Beautiful place!

What a beautiful place! It’s clear a lot of work has gone in to renovating this place - it’s bright, spacious & well decorated. Bed was very comfortable, bathroom was nice and had double shower heads which was nice, towels were plush & soft. The kitchen / living space is really cute and had lots of great little Knoxville / Tennessee touches.
