THINGS TO NOTE BEFORE BOOKING

Please review carefully to ensure our home is the right fit for your stay.

**Fireplace**

- The indoor fireplace is not usable. The gas valve has been disconnected for safety reasons.

**Pool & Spa Heating (Shared Equipment)**

- The pool and spa cannot be heated at the same time. They operate on shared equipment (one heater, one pump, and one set of valves).

- Spa heating is $50/day if left on overnight.

**Desert Environment**

The desert is no stranger to bugs. Insects may occasionally crawl or fly indoors, especially if doors are left open. Routine pest service is maintained, but this is part of desert living.

**Pet-Friendly Home**

This is a pet-friendly property. While we clean thoroughly between stays, guests with pet allergies should take this into consideration before booking.

**Quiet Hours & Community Rules**

- Quiet hours are 10:00 pm – 7:00 am.

- No outdoor activities, music, or noise during quiet hours.

- Outdoor amplified sound is never permitted.

- Guests must follow all community rules, occupancy limits, and city regulations. Violations may result in fines, loss of deposit, or eviction without refund.

**Golf Course Location**

The home overlooks the Nicklaus Tournament Course. While the property is elevated and positioned to minimize risk, guests should be aware they are staying on a golf course.
