A cosy and welcoming space with comfortable seating arranged around an open fire, perfect for unwinding after a day exploring Exmoor or the coast. Finished in a contemporary country style while retaining the charm of the original cottage.

Kitchen/Diner
Stylish and well equipped for a self-catering stay, the kitchen includes everything needed for preparing meals, along with a dining table seating five. Ideal for relaxed breakfasts, family meals or evenings in.

Utility Room
Accessed from the rear courtyard, the separate utility area includes a washing machine and an additional fridge/freezer, along with space for rinsing muddy boots and outdoor gear after a day of walking or exploring.

Bedroom 1
A spacious and attractive double bedroom on the first floor, enjoying lovely views over the East Lyn River. Includes a TV and en-suite facilities for added comfort and privacy.

Bedroom 2
An appealing twin bedroom, also on the first floor, furnished in a calm and comfortable style with a TV.

Bedroom 3
A cosy single bedroom on the second floor, accessed via steep stairs. With sloping, reduced height ceilings and views across the surrounding woodland, it offers a peaceful little hideaway.

To the rear of the cottage is a small enclosed courtyard backing onto a dramatic rockface, with access to the utility room. At the front, a sunny seating area provides a charming spot to sit and listen to the gentle sound of the river while watching village life go by.

Number 17 is situated on the desirable Tors Road, and a short riverside stroll brings you into the heart of Lynmouth, where you’ll find independent shops, cafés, pubs and restaurants.The famous water-powered Cliff Railway offers a memorable journey up to the twin village of Lynton. Surrounded by the dramatic scenery of Exmoor National Park, guests can enjoy coastal paths, woodland walks, and riverside trails, while the sandy beaches of Woolacombe, Putsborough and Croyde are all within easy reach, making this a truly special base for discovering North Devon.
