This home is in a private residential neighborhood and is part of the Massanutten Property Owners Association (MPOA), governed by its rules and regulations. There are rental homes in all MPOA neighborhoods, but people also live here full-time—including families with children, retirees, second-home owners, and other guests. Please be respectful so everyone can enjoy their retreat.

Noise
Quiet hours: 10:00 PM – 7:00 AM
Keep noise indoors during quiet hours
No excessive noise at any time, as determined by MPOA or its agents

Parking
Keep all tires off the road
Do not block fire hydrants or park in front of another property without written approval from your host
Park only in designated areas or the overflow lot (4007 Peak Dr., Massanutten, VA 22840)
No buses, campers, or RVs allowed at homes or on roads
Overflow parking may be available with written approval from your host

Outdoor Fires
This is a high wildfire risk area
No open fires
No unattended fires
No firepit use during quiet hours (10:00 PM – 7:00 AM)
Firepits and grills may be restricted during local emergency conditions—check Massanutten Village or entrance signage for updates

Firepit Use:
* Never leave the fire pit unattended while in use
* Keep children and pets a safe distance away from the fire
* Only burn firewood — no trash, plastics, or flammable liquids
* Fully extinguish the fire before going inside or leaving the property
* Do not use the fire pit during high winds or dry weather conditions
* Please use the provided tools responsibly and keep seating at a safe distance from flames
* Guests use the fire pit at their own risk and are responsible for following local fire regulations

Safety Instructions for Grill:
* Never leave the grill unattended while cooking
* Keep the grill away from walls, railings, trees, and other flammable materials
* Adult supervision is required at all times while using the grill
* Ensure the grill is fully turned off after each use
* Allow the grill to cool completely before covering or cleaning
* Clean grease and food debris regularly to help prevent flare-ups
* Do not use the grill during high winds or severe weather conditions
* Guests use the grill at their own risk and are responsible for safe operation during their stay
