A private, two-storey penthouse tucked inside a converted warehouse in the thick of Collingwood's best streets — Smith, Gertrude, Johnston and Brunswick are all on your doorstep. The building is properly secure, with an access code for entry, so nobody's wandering in uninvited to admire the Scandi styling.

Worth knowing upfront: there are two floors of stairs from the entrance lobby up to the apartment, and one flight down to the garage. No elevator, apartment on Level 3. Think of it as complimentary cardio. If stairs genuinely aren't your thing, this probably isn't your apartment — better you know now than halfway up with the suitcases, questioning your life choices.

The Space

Approximately 90m² across two levels, with 45m² of combined outdoor deck space.

What You Actually Get

Each floor has its own expansive private deck, which is really just a polite way of saying you get two separate places to sit outside and feel smug about the warehouse-district views. Inside, it's styled with fresh, Scandinavian-inspired décor — light-filled, open, floor-to-ceiling windows, contemporary furnishings that know not to show off. Two generous bedrooms cover most travel styles, with one queen splittable into singles on request, and there's a powder room alongside the main bathroom so nobody's queuing. The entertainer's kitchen has quality appliances, real bench space and a coffee machine, because a warehouse conversion with instant coffee would be a genuine missed opportunity. There's a 55" UHD Smart TV with free Netflix for the nights the neighbourhood loses, central heating and air conditioning on both levels, and a proper laundry, so a longer stay doesn't turn into a trip to the laundromat.

The Location, Without the Spin

With a Walk Score of 97, this is about as walkable as Melbourne gets — restaurants, cafés, specialty grocers, bars and boutiques are all a short stroll, and supermarkets and trams are moments away. The No. 86 tram on Smith Street gets you into the CBD in minutes, and Cambridge Street Reserve, George Street Reserve and Condell Street Park are all close by for a run or an evening stroll, ideal for working off whatever you picked up on Smith Street. Melbourne Museum and the Royal Exhibition Building are within walking distance, along with some of the city's best galleries, theatres and nightlife. St Vincent's and Epworth hospitals are close too, which makes this a genuinely useful base for visiting medical staff or family, not just people here for the warehouse aesthetic. The CBD itself is a 15–20 minute stroll if you'd rather walk it off than tram it.

Molly Rose — narrow Collingwood warehouse, Thai-style dishes like cuttlefish noodles with squid-ink mayo.
Smith & Daughters — vegan, fire-focused, worth it regardless of what you eat, or what you think you eat.
