From your front door, you’re just steps from the Cooper-Young Historic District, home to some of Memphis’ best dining, bars, and local shops (2–3 min walk). Overton Park and the Memphis Zoo are only 10 minutes away, while iconic Beale Street and the Downtown music scene can be reached in 12–15 minutes. Whether you’re here for food, music, family fun, or history, this bungalow puts you right in the middle of it all.

You are welcome to park anywhere along the street when checking in.

You have full access to the main house. The only door that is locked is the door up the stairway that separate the separate living studio.

You`ll receive a digital code one day before your arrival for the rear door which means that 24 hour check-in is no problem at all! Any questions and we can be reached 24 hours a day by sending us a quick message.

➤ Upstairs Studio: The upstairs is a separate, self-contained rental. Since the home was built in 1927, sound can travel — you may hear footsteps above if occupied. Guests may also use the side entrance. The stairway door between units is locked on both sides. Security cameras are on-site.
➤ Shared Access: A fence line and unlocked gate lead to the guest house. Our landscaper or cleaning team may occasionally use the gate to access the storage shed on the main driveway.
➤ Fireplace: Decorative only — not available for use.
➤ Additional Units: The house can be booked together with other units on the property. The upstairs apartment has its own entry, bath, and kitchenette. Contact us if you’d like to combine spaces for larger groups.
➤ Pets: We welcome pets with a few guidelines:
• Please note that a $100 pet fee will be applied per stay.
• We are unable to host cats and breeds of dogs deemed aggressive, per our insurance policy.
• No more than ONE (1) animal, no larger than 20 pounds.
• Pets are not allowed on furniture & please clean up after your pets.
• Do not leave your pet home alone unless crated (doggy doo-doo bags are provided)

➤ Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.

➤ No parties or events allowed

➤ Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible

➤ NO SMOKING or use of fire permitted in the rental; guest acknowledges that no `smoking` includes the use of vape pens and marijuana and `use of fire` includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed

➤ There cannot be more than the allowed number of guests in or on the property at any time. Violation may result in immediate removal of all guests without refund. Unauthorized guests exceeding the maximum occupancy will be charged $50 per night, per extra guest.

➤ Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We`re sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them

➤ Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)

➤ As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property

➤ The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit (or through Airbnb resolutions)

➤ This is a pet-friendly property! We’re glad if you were able to bring your pet along, but please note we have a few additional rules:

● Please note that a $100 Pet fee will be applied per stay.
● We are unable to host cats and breeds of dogs deemed aggressive, per our insurance policy
● No more than ONE (1) animal, no larger than 20 pounds
● Pets are not allowed on furniture & please clean up after your pets
