This place is HUGE with 5000 sqft, 7 bedrooms, 10 real beds (2 king and 8 queens), 3 bathrooms, with private parking lot that has 5+ parking spaces, perfect place to hold a family gathering but NO PARTY since there's a condo below you, no smoking inside and no pets. This condo is 2 blocks from the FedEx Forum.

Please note: this is not a new place and it’s not luxury at all. Its shabby-chic so don’t expect brand new... It’s very big and fun though.

This place is so fun for kids and adults with the ping pong table, foosball table, shuffleboard table, game room with cards and poker chips, and lots of board games like trivia, etc.

There are 3 full bathrooms, 2 with showers, and 1 with a tub.

This property has a gated and private parking lot that holds over 12 cars, which is shared with the downstairs.

You can walk down to Beale Street and it's only 2 blocks away, you will be right in the middle of the fun part of Beale.

I have no doubt you will love this place.

Well let me start by saying that Andrew was very accommodating with my party. But, if I can be honest the posting and what we actually walked into were 2 different things. The first place which is what is listed did not look like the pictures. The ceiling tiles were coming out from the ceiling and exposing insulation, there was water on the floor near the washing machine, not sure where the water was coming from, and the fridge needed to be cleaned out. I contacted Andrew who said we could go check out another unit he owned up the street, we got there and noticed it was much smaller than the original place we picked, but again because it was the holiday I wasn’t gonna be picky, so I stayed here. While there, we noticed the fridge was not keeping cold, we had just spent 300 on groceries, our ice cream turned into a milkshake in the freezer, so I reached out to Andrew again to inform him of this and he offered for us to use the refrigerator in the unit next door to us, it was an inconvenience to walk next door just to to get food, but again we made it work. The hot water wasn’t really getting hot, but again we made it work. For these reasons I would never book again, but I do appreciate Andrew for accomodating us. I just feel that something should’ve been taken off of my bill due to so many inconveniences.

The location is great location plenty of room. We brought food to cook in the facility but the pots and pans we’re disgusting We couldn’t cook the food we brought. Previous occupants just place the pots and pans in the dish washer and never scrub

21st birthday!

We stayed here for my son's 21st birthday to celebrate in Memphis! The space was great for a large group. Plenty of room to spread out. Pictures not exactly a true representation. Ping pong table not in great shape. Shuffleboard table unusable. Beds were comfortable but actual construction of the space was very poorly done. Was told there was a Keurig coffee maker but that wasn't the case. Overall was ok for our needs but not sure I would choose again unless some updates were made.

A great weekend!

This is our second time staying at this property. Location is near everything downtown and the gated property makes you feel safe! Andy and Sharon were extremely prompt with answering any questions. Will plan on staying here again!

Overall, we did the best that we could to enjoy our trip to Memphis despite our rental experience. Unfortunately, you failed to mention that your house was infested with squirrels. The two ladies scheduled to sleep in that room were afraid to sleep in there, one of which was 77 years old. Due to the squirrel sighting, we were forced to change our sleeping arrangements. Also, the three bathrooms worked perfectly, but there was an insufficient amount of toilet paper and paper towels for a group of 12 ladies staying for three nights. The house was very spacious as referenced, but there was no patio as mentioned in the advertisement. Lastly, the exterior of the home should be included in the pictures as this would have altered our decision to chose this stay.

Perfect place for a large group

Myself and 6 other friends came to run in the St Jude marathon and this was the perfect place for us. Everyone had their own bedroom and there was a huge open kitchen/ dining/ living room area to hang out in. Less 1/2 mile from the races start and finish!!!

Family Trip

Described as "Chic Shabby", this property was heavy on the shabby, light on the chic. Floors were dirty, bugs dead on window sills, and ceiling tiles falling out were a few of our issues.

Awesome place

My family of 15 stayed at this awesome place. So much room for all of us. My grandkids loved all the activities and having a room to themselves. Bathrooms were located centrally.. so they were easily accessible. Location is great .. we walked to Beale Street and the local brewery. Neighborhood is old businesses. Some being re done for apartments. Glad for the locking gate for our cars. Andrew responded quickly to any questions I had for him. If you have a large group this place is perfect.

So much Potential but Needs More Care and Maintenance

This is a property you love and hate. They need to hire a cleaning company to clean as this place is too big for them to manage and from the reviews they just miss too much. The rooms are nice size and accommodated our family well. The activities available at the rental were also nice. The wifi had major issues with streaming the entire time we were there. We brought our own firestick and it was rough trying to get through a movie because of the wifi. The last night we were there one of the rooms had an issue with a leak from above. It was weird as there was no rain during our trip. The place just really needs more maintenance. We wanted to cook, but then you don't want to because the pots and pans look like they haven't been replaced in a long time. We only planned on breakfast, but we brought a tok of food home because no one wanted to cook with the pans. These are small things, but it all adds up. At the end of the day, the location is great, there's tons of space, but as someone else said the ceiling tiles are rough, the light switches sometimes work, the toilets struggle to sometimes flush, the ceiling had a leak in one of the bedrooms, and the cleaning is below par. The owner responded well, but it still just puts a negative spin on your time with these kind of issues.

Big loft with three shared bathrooms and plenty of communal space!

Nice place, we could’ve stayed and hung in the loft the whole time. Ping pong, foosball, board games, upstairs office space, downstairs office space. The rooms were all good sized too! We had 11 adults and could’ve comfortably added three more and had enough space. Walking distance to main street with multiple coffee shops and bistros, walkable to Beale Street and the FedEx Forum or the baseball stadium. Easy in and out, no need to coordinate keys. Would totally stay there again, full kitchen & coffee maker. Nice folks running it too! Thanks!

Very Spacious but extremely filthy. Bed Linens had not been cleaned in most of the rooms. Makeup and dirt on several pillowcases. Floors had not been swept or mopped in a long time. Trash on floors and dirt & hair left in sinks, showers, & tubs. Very displeased and disappointed in this rental!!

Loved the accommodations for all 8 of us to stay together. The only slight take away was that the place needs a slight bit of upkeep. Ceiling tile dropped down in my bedroom.

Great Space for a Group of Friends

Perfect experience for a reunion of a group of friends. Easy access to to Beale street and surrounding areas. Comfortable beds and a 3 bathrooms. A stocked kitchen and plenty of seating. Close to the airport and secured parking if you have a car. Easy communication with the owner. Would definitely recommend for a group of adults.

Going away to basic training get together

Basically everything was pretty good . Last renters left dirty dishes in dishwasher so I scrubbed the skillets they cooked in . The 2 single rooms with queen bed were kinda uncomfortable and some lamps didn’t work . But the size and layout and location were wonderful for the kids to enjoy .
