The Neighborhood:
The neighborhood of Frangista Beach consists of mostly large homes where families come to vacation. It spans the equivalent of approximately 4 blocks. The neighborhood has a 400 yard private beach which you must have a code to access. This home is within walking distance of a coffee shop, deli, Dairy Queen, a beach gear shop and local favorite beach front seafood restaurants, Pompano Joe`s and Whales Tale. Frangista Beach is also home to Emerald Coast Wine Cellars where you can sample and purchase wines made exclusively in Florida. A large Winn-Dixie grocery store is 1.5 miles to the east and beside it you will find the largest designer outlet mall in the Southeast, Silver Sands Premium Outlet. Frangista Beach has a rich history that began when a family from Greece built a small motel and, subsequently, a little white Synagogue (which still stands to this day). Many brides are married on the Frangista Beach and use the picturesque chapel for photographs. After visiting this neighborhood, you will understand why so many families choose to return year after year.

Avis pour Villa Royale | Beach Front | Splash Pool! New Upgrades In Spring 2026! Gulf Front Done Right!
We had the best time. The house was perfect. We enjoyed the plunge pool almost every day. The views and beach access are absolutely stunning. We would definitely stay here again!
Iâll start with why I took 2 Stars away. #1 reason for star deduction was access to the beach is through the lower floor guest room. So I called and asked for the code for our side gate so we didnât have to go through a bedroom to access the beach. The hosting company said we couldnât get that code, itâs a HOA lock they no control over. Oddly enough the joint access to that gate with neighbors was shared with them. So not sure why I could not get a code if they could. #2 reason was kitchen utensils, appliances and pots. This was totally unacceptable to have 4 forks while having over 50 various knifes. 3 spoons even less than 4 forks. Frying pans and pots were trash, Iâm not even joking trash pans that were bent, loose handles and teflon flaking off. Then a coffee pot broke and had to send pictures and multiple text only for the Kurig making to be replaced with a Walmart Mr Coffee maker that require filter and brew coffee. If you not worried about accessing the beach through bedroom and donât need kitchen appliances and utensils then you will love this home! The location is awesome and having a slice of beach haven is beautiful and stress free setup for a beach day! The splash pool was a great way to enjoy the evening after a beach day. The upstairs beach facing master suite is the highlight of this unit. A little love and care would make this a 5 stars home on the beach no problem but being a cash cow for someone it is bare minimum to get most at peak season
The pics online we very dated. The private beach gate was locked and the host could not locate the code so we had to enter and exit with all our beach stuff through the bottom bedroom. there were not enough kitchen supplies for the amount of people the unit would hold..... just a poor experience for 10K.
Good: Location, beach set-up of chairs, splash pool, credit for extra chairs and beach cart.Items that need to be addressed: Couch and blue chairs in den part need replacing, very dirty. Rugs on floor need to be washed, light above splash pool not working with naked wiring sticking out, plug in beside nightstand need cover electrical wiring laying on ground in front landscape in front had cigarette butts everywhere and some trash. You need a dress or chest and chair in first floor king bedroom no place to unpack clothes, no tub stoper for tub in this room, older people need places to sit, bunk room needs chair. Kitchen only had 4 chairs at table. In general you need to keep the Maintenace up.
The home was beautiful. We have stay at several home an on Scenic Gulf Drive but we were not happy with the Beach Reunion Rental company at all. The internet connect was horrible, several lights were out and the switches were damaged. They requested payment on every little thing even the elevator.
Overall it satisfied our stay. King bed for all adults. On the beach and a small pool. We had to get maintenance twice and they came out in a timely manner.
Firstly, our group had a stellar time and overall the property was fine and in a primo spot. That said, for the luxe price, I expect the place to be-- at minimum-- very clean. That was not the case. The dishwasher was full of mold, blinds full of dust and mold, and the icemaker in the fridge was non-functional as it was literally clogged with an ice brick...like it had leaked and then refroze in the door. We alerted management and they were prompt to respond. They offered to send the cleaning people, but we opted out of cleaning as we were only there for a couple of nights and didn't want to have part of that interrupted.
Bedrooms are spacious and slept our group of 6 adults comfortably. The common areas are quite small though and seating is sparse outside on the patios.
Like I said, we had a lovely time regardless and management was very responsive. Next time, however, we'll book somewhere else.
Location was great, nice home, but it was lacking some basics and some maintenance.
The 3rd floor window treatment fell on my aunt when she tried to close it, 1st level bath fan did not work, we lost internet the last day, and other basics like broom, mop, creature comforts were missing. The elevators are tricky, but we figured it out. The front foor lock is tricky, but the management service was very responsive in assisting. For the price of the property, some things could be improved / updated. Overall, we enjoyed our stay, the beds were very comfortable, and the splash pool, while small, is a nice thing to have right there. The community pool was excellent.
This was a nice place and plenty of room for on the beach. Just a note for older people the stairs up from the beach is a hike. Also know you have to pay extra for the elevator use. Parking is also tight. Great location to walk to stores and outlets are just down the street.
The location was great you walk out the back and down some stairs into the sand. The house left a lot to be desired. It needed cleaned dust all over the walls. The doors to the balconies and pool area were very hard to open. The up stairs door locked you out if you closed the door behind you when you went out it. The one down stairs could not be locked. I had to fix the ice maker on the fridge. It also took about 3 days to get cold. The fan in the downstairs bathroom did not work. One of the ceiling fans did not work. The furniture was comfortable but filthy. The dining room chairs were all broken in one way or another. With the amount we paid per night the house was not worth it. The location was worth the money. It had an elevator and once you figured it out it worked really good. I will say the property management and maintenance was very responsive.
I am not even sure where to start.
Upon arriving at the home, no code was sent via email. The front door was unlocked and inviting anyone to enter the home. When this was brought up to management we were told that it was sent and maybe in the spam folder, but magically as soon as it was brought to their attention a new email was sent and came through just fine.
We walked right out to the pool area to overlook the ocean. This is when we noticed the sliding door leading to the pool was off track and the entire door almost fell. The pool is TINY, nothing like shown in the photos, the pump was broken and the pool was disgusting. The code given for the gate did not work; later in the week we noticed a maintenance worker for our neighbors home was climbing the fence because he was not even able to get into it.
Food was all over the carpet in the children's bedroom, including in the sheets. Upon further inspection we noticed this was the case in almost all of the bedrooms, sheets were dirty, bathrooms were not clean. Second floor bathroom smelled of sewage the entire week. There were holes in the walls, the couch and chairs in the living room were broken and the fabric was torn. Curtains in the first floor bedroom were burnt at one point and never replaced.
There was a ceiling water leak in the kitchen and the refrigerator was not working, we noticed this after we went to the store so we lost a lot of food. The drawers in refrigerator were duct taped because they were broken and the bottom drawer fell out every time you opened the door. Water was also coming from the freezer and leaking all over the floor.
This was brought managements attention immediately and it took 3 days before someone came to fix this. We were told it was normal that the temperature dropped 40 degrees by placing food inside and to wait 8 hours for it to cool off, this obviously was not the fix. When they finally arrived and pulled out the refrigerator there was mold covering the floor and wall behind the refrigerator.
We were promised a call from Allyson on May 7th, the day we arrived, regarding all of the issues and still have not received one, May 15th.
Save your money and rent elsewhere. This was our first vacation in over 3 years and we were not even able to relax due to the constant issues.
We have photos of EVERYTHING to back up this review and every photo taken was sent to management, and still have not heard a word back.
The was really good my kids love it the online thing i hope the improved the pool heating bc it wasn't hot but after all was good I would love stay there again
The property itself was disappointing, as it was very well âusedâ. Refrigerator was missing shelves, drawers were broken and couldnât be opened, ice maker did not dispense ice... well worn furniture. Grill on patio was a rusty mess. Portable ac in a bedroom (which I realize was unavoidable with renters in the home- but the makeshift way it was set up continued to come apart the whole week). It was communicated prior to arrival- so a plus for sure to come he management group. Yes it has a working elevator- but it opens in the master bedroom on 3rd floor and the bedroom on the 1st floor! Not ideal.
The best thing about the home is the proximity to the beach... you are on the beach and it is beautiful!
