A charming 45-square-meter apartment, carved out of Modica’s ancient caves, located on the first floor of a building and perfect for 2 people.

The property is located in the lower part of Modica, in a residential area with easy access to the city’s main attractions. The Chocolate Museum, the Castello dei Conti, and the rock-hewn Church of San Nicolò Inferiore are just a few minutes’ walk away.

The accommodations are spread over two levels and consists of a living area, a sleeping area, and a bathroom.

The apartment is laid out as follows:

- LIVING AREA with dining table, sofa, TV, and KITCHENETTE (induction cooktop, refrigerator with freezer, dishwasher, electric kettle, wine glasses, and various kitchen utensils);

- BEDROOM (upstairs, accessible via stairs) with a double bed, dresser, and clothes rack;

- BATHROOM with shower, sink, and toilet.



ADDITIONAL AMENITIES AVAILABLE TO GUESTS: unlimited Wi-Fi, hot/cold air conditioning (split system in the bedroom), iron and ironing board, clothesline, and hair dryer.

There is also a small built-in table at the entrance to the home.

- The accommodation does NOT have a bidet or a washing machine.

The use of air conditioning and heating is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013; Ministerial Decree No. 383 of 6.10.2022).

Summer: The average air temperature must not be lower than 26°C for all types of buildings.

Winter: The weighted average air temperature must not exceed 19°C. The operating period and daily operating duration depend on the climate zone defined by the regulations.

Check-in can be done in person or via online self-check-in: The guest will receive confirmation of the check-in method 2 days before check-in. Completing the online registration is MANDATORY to gain access to the apartment.



- SELF-CHECK-IN: Instructions on how to retrieve your keys and access the apartment will be provided after you complete the online registration. Keys can be retrieved free of charge via the on-site keybox. In case of any issues, telephone assistance will be available until 10:00 PM.



- IN-PERSON CHECK-IN: A member of our staff will welcome you at the apartment and hand you the keys. In-person check-in is free between 3:00 PM and 9:00 PM. Check-ins after 9:00 PM must be arranged directly with the property and are subject to the following surcharge:

between 9:00 PM and 11:00 PM >> EUR 25

between 11:00 PM and 12:00 >> EUR 30

between 12:00 a.m. and 1:30 a.m. >> EUR 40.

Check-in is not available after 1:30 a.m., even for a fee.



Modica, a jewel of Sicilian Baroque architecture and an UNESCO World Heritage Site, is a charming city divided between Modica Alta, with its panoramic views, and Modica Bassa, the beating heart of city life.
