Welcome to your private two-bedroom apartment on Avenue Barclay. This is a brand-new, well-furnished space designed to feel like a high-quality home, easily accommodating up to 6 guests.

Both bedrooms are private and separate, each featuring a comfortable queen-sized bed. Additional sleeping space is provided by the sofa bed located in the main living area.

The apartment features a bright, functional living space with a Smart TV. For anyone needing to stay productive, we`ve included a dedicated work desk with comfortable seating, supported by fast Wi-Fi.

The full kitchen is completely equipped with all the necessary appliances, cookware, and dishes for preparing and enjoying family meals.

The full bathroom offers both a shower and a bathtub, a great convenience for families.

This apartment focuses on providing exceptional utility and comfort for all types of travelers.

You will have exclusive access to the entire apartment for the duration of your stay. You will not have to share it with me or another guest that is not on the reservation.

Your apartment is situated in a great residential pocket near the border of Côte-des-Neiges (CDN) and Hampstead. This is a quiet, established neighborhood known for its safety, tree-lined streets, and diverse local businesses. You get the feel of a real Montréal neighborhood—not just a tourist strip.

The area is extremely convenient, with short walks to essential amenities like large grocery stores, pharmacies, and casual, diverse restaurants and cafes along major nearby roads. This location is particularly popular for visitors related to the Université de Montréal (UdeM) campus or the Jewish General Hospital (Hôpital Général Juif), both of which are easily accessible. The atmosphere is generally calm, local, and welcoming.

This neighborhood is well-connected for transit while also being accommodating for drivers, unlike the dense downtown core.

Public Transit: You are an easy walk (about 15-20 minutes) from the Plamondon Metro Station (Orange Line) or the Côte-Ste-Catherine Metro Station (Orange Line). The Orange Line is a main artery that quickly connects you to the entire city, including downtown, Old Montréal, and the Plateau. Numerous bus lines also run along major nearby streets.

Parking: Street parking is often available in this residential area, though you must always pay attention to signs for restrictions and street cleaning schedules. It is significantly easier than finding parking downtown.

Walkability/Bikeability: The area is highly walkable for accessing local amenities like grocery stores and cafes. It is also well-serviced by BIXI bike-share stations, and the streets are generally quieter and more bike-friendly than the core downtown streets.

Proximity to Roads: You have simple, direct access to major roadways like the Décarie Expressway (A-15), making driving to the airport or other parts of the island straightforward.

✧The AC and heating systems are available and operational based on the season. The AC is installed from late spring through mid-autumn, though this may vary depending on the seasonal temperatures. The heating system is permanently installed and available for use during any cold weather.

✧ I am quick to reply all day and evening but I could be asleep after midnight, so while you`re welcome to arrive anytime after check-in begins, fast replies and check-in assistance are not guaranteed after midnight. I always reply back first thing early in the morning. If you plan to arrive late, see additional rules.

✧The Property Manager or maintenance may need access to the property in rare circumstances. They have the right to access it for the purpose of inspections, emergencies, or urgent repairs. I always give notice to the best of my ability.


✧ I am often out of town, but rest assured, I always have someone available to assist in case of emergencies. If an emergency arises, please contact me first, and I will arrange for my housekeeper or a friend to help you. Keep in mind that it may take some time for them to reach your location.
For any dangerous emergencies, please prioritize your safety and contact the appropriate services right away. Once you`re safe, please reach out to me.

⋆NO PARTIES OR EXTREME NOISE
Parties are strictly prohibited. Montreal has world class bars and clubs for you to enjoy. Unauthorized gatherings will result in cancellation, no refunds, and extra cleaning fees. City law requires noise to be kept reasonable at all times. Planning a party? Let me know—I can recommend my friend’s party-friendly property.
⋆NO SMOKING 🚭
Smoking is prohibited indoors. Outdoor smoking only, not near open doors or windows. A deep cleaning fee will apply for any indoor smoking ($450 CAD).
⋆NUMBER OF GUESTS
All people, including non-overnight visitors, must be declared in your reservation’s # of guests. Each undeclared guest and visitor incurs a $75 / per night fee plus extra cleaning charges (if required). If you have any questions about this, contact me before check-in, I am glad to discuss with you.
⋆NO ANIMALS
No animals are allowed due to a personal critical health reason. This rule is non-negotiable. Feel free to ask for more details if needed.

⋆We do welcome Service Animals!
If you are traveling with a service animal, please inform us in advance so we can arrange appropriate cleaning after your stay, and let us know if there is anything else we can do to help welcome you!
In line with Airbnb and local laws: Service animals must be house-trained, under control at all times,, never left alone, and must not enter restricted areas. Any damage caused will be the guest’s full responsibility.
Misrepresentation of a Service Animal is a serious violation. Without exception, guests found abusing this policy will be responsible for a fine of up to $1,000, plus all extra cleaning costs, and the reservation will be immediately canceled without refund.
⋆CLEANLINESS & DAMAGES
The cleaning fee covers standard cleaning of regular use of the apartment, not parties or abuse. Please avoid food and drinks in bedrooms, remove shoes at the door, and dispose of trash properly. Please care for the property and furnishings so future guests can enjoy them too.
⋆WINDOWS & DOORS
Keep windows and doors closed and locked when not in use. On rainy days and in winter, avoid leaving windows open to prevent damage to the property.
⋆CHECK-IN TIME
Self-check-in is available after midnight, but assistance may be limited if I’m asleep. For support I suggest to keep with the Check-in window, I`m readily available from 8 AM to midnight for any issues and questions, always.
If arriving past midnight, let me know your estimated time in advance and be sure you received and reviewed the check-in instructions sent the day before.
⋆CHECK-OUT
Late check-outs are subject to a $65/hour fee past 11:00 a.m. up to 1:00 p.m, beyond 1:00 p.m. resulting in an extra night`s charge(this does not extend your reservation). Late check-out requests must be requested and pre-approved a full day in advance.
