The condo is on the 1st level of the 3 level building. Parking is right across from the condo and there are no stairs to climb to enter the condo.

There are storage closets in the Entrance hallway & in the bedroom.

The separate kitchen area has a microwave, electrical stovetop with conventional oven, fridge, Dishwasher, Kuerig coffee machine, toaster, waffle maker, dishes/forks/spoons/knives, Glassware, pots and pans, and cooking utensils.

Our pantry is stocked with general cooking items - cooking oil, spices, Coffee/Tea K-cups, Snacks. Please plan to bring spices/groceries that you particularly need.

The Kitchen countertop has barstools for a quick morning breakfast with the family.

The Living area has a dining table, large screen wall-mounted TV, recliner & pull-out sofa bed, and a wood-burning fireplace.

The separate bedroom has 2 queen size beds and another large screen TV for the kids to enjoy electronics/TV time while the adults cozy up in front of the living room fireplace after a long day of outdoor activities!

We provide fresh, clean linens, towels, paper products, bath toiletries, Brita water filter pitcher, Marshmallow roasting skewers, board games, books, cards. We have limited Firewood logs (storage space issues) for the wood-burning fireplace - please bring or plan to purchase additional wood at the nearby C-store.

We have 300 mbps WiFi to meet all your streaming needs.

Contact-less guest access to the condo with a lockbox on the front door.
Ample Parking space is available right across the condo - park at any available spot. There are NO STAIRS to climb/haul gear to the condo!
Use the sidewalks to walk around the building to the slopes, pool, and shops. - measured '350 kid steps' only to the ski lift!

Our family has been to many ski resorts and Bryce resort is the one we fell in love with.
Bryce Resort is a 4 seasons resort (Bryceresort.com) with activities throughout the year.
Bryce still manages to have the 'family-feel' rather than a commercialized, bustling resort feel.
it is laid back and offers a calm, relaxing experience without compromising on activities. Mountain Biking is the warmer seasons is excellent with bike rentals, bike lifts and courses maintained very well. zip lining, swimming at lake Laura, golfing are among the warm season activities at Bryce - all within walking distance of our condo!
Water activities - swimming , boating are also nearby at Lake Laura.
many sightseeing activities abound nearby - Luray Caverns, Shenandoah Caverns.
George Washington National Forest is nearby.
Orkney springs is a town nearby that hosts a number of popular concerts & a music festival.

After you arrive at our condo, most attractions, activities and eateries are at walking distance.
Biking is also very popular during the warmer climates - roads are clearly marked to share with bikers. Trails are also very accessible for bikes.
A car is needed to get to attractions outside the immediate area. There is no public transportation.

**The Shenandoah Valley & Bryce Mountain/Resort area is a diamond in the rough with abundant activities nearby for all seasons, all ages & all preferences!

Hiking, Guided Horseback riding in the GW National forest!; Guided Fly Fishing; Swimming, Kayaking, and Canoeing at Lake Laura!; Mountain Biking, Disc Golf, Golf at Bryce Resort; Hot air Baloon rides & landscape photography class-tours too!!!

*You will have exclusive use of the condo. We do not stay in the property but have on-call help available nearby.
* Our condo has Self-check-in via lockbox
* Even though it is a condo, we have a lot of privacy - No Crowded Elevators or Stairs, No Shoulder-to-shoulder scramble with other building residents - we are literally steps from the entrance to the building & have almost an exclusive entrance allowing for a totally non-contact experience.
*We have wifi throughout the condo.
*Both our large screen TVs are smart TVs with Netflix, Prime, Disney+, and other apps already installed and ready to log into (use your accounts)
*The pool is available for use to condo residents only when open.
*Enjoy our fully stocked wood-burning fireplace. Instructions, if required, have been placed by the fireplace.
*Conveniently store your skies, mountain bikes, outdoor gear right on our balcony for easy access the next day!
*There is a resident-use laundry facility in the middle building first level.
**We have implemented enhanced covid cleaning procedures by professionals + 64 point cleaning checklist +covid disinfectant fogging. we pay an additional 50% over the cleaning charges for enhanced COVID cleaning services because we care.
* Check in time is after 3pm
* Check out time is 11am.
*No smoking inside the condo.
* Up to 2 pets are allowed inside the condo. Please declare all pets during booking.
*Pets are not allowed on the beds or sofa. Please bring bedding for pets.
*Please turn down audio volume on devices after 9pm.
*Only Registered guests are allowed in the condo.
*No parties please. The condo association has strict rules around Partying, non-residents and noise.
