This House Rules Agreement is made and entered into the day the reservation is accepted, by and among Guest/s (person, group, or party making reservation and anyone Guest allows at property) and Southern Sky Realty, LLC (Management/Owner)

- Parking: In front of the house there are enough for 2/3 spots depending on size of cars.
- Noise Curfew: 10:00pm-9:00am (strictly enforced at risk of deposit ) Respect the neighbors and the neighborhood (failing to do so will result in loss of deposit)Do not disturb neighbors.
- No parties or events
- Cancelations: No refunds will be issued for any Holidays or Major events (CMA fest, NFL, NHL playoffs or home openers) Once booked we will not refund these dates for any reason. By booking you agree to this rule regardless of airbnb's/VRBO policy or terms.
- Pets: Only small dogs allowed (20lbs or under) No Cats. There is a $35 charge per dog, per night. This will be collected separately with taxes.
- Additional Guests: Each guest over 4 guests will be an extra $56 per guest per night
- Cleaning: The cleaning base price is $160
- Check-in at 4pm
- Check-out at 11am
- Maximum Occupancy: No more than 8 people can sleep at the property, no more than 8 people can be at the property at any time without notice to management. No unregistered/unannounced guests allowed on the property at any time.
- Air Hockey Table: All guests who choose to use the Air Hockey Table at their own risk. The Owners/Management are not responsible for any harm that comes to a guest.
- No smoking
- Housekeeping: There is no daily housekeeping service. While linens and towels are included at the start of your visit, daily maid service is not included in your rental rate. Towels and linens or any other items are not permitted to be removed from the home.
- Weather: No refunds will be given for weather conditions.
- Children: Although children under the age of 12 are allowed to stay at the house the home is not "baby proof". Parents must be responsible for their children while at the home.
- Drugs/Party: No drugs, glitter, or confetti, events or parties at the property at any time.
- Normal Wear & Tear: Please respect the house and leave it in the same condition upon arrival, minus normal wear and tear.
- Damage: Guests are liable for ANY damages to the property or properties belongings caused during their stay and for any excessive cleaning that may occur, deemed by Management only.
- Lost & Found: Left items that a guest wants shipped will result in a $75 minimum charge plus shipping costs.
- Disclaimer: The home is privately owned, the Owners/Management are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all Guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. By booking you acknowledge that as a traveler you or your group may come in contact with many different people, surfaces and situations during traveling to and from our home. By booking you agree to release, hold-harmless, indemnify, and defend the Owners, Southern Sky Realty, LLC and any of its licensees, employees, officers, agents, contractors and vendors from and against all claims and liability resulting from exposure to any illness, disease, virus, an physical/mental/emotional injury associated with either viewing or occupying the property, or allowing others to enter the property. Guests assume full liability and responsibility for all of their guests either announced or unannounced at the property. Management reserves the right to immediately remove guests from property without refund, if in Management’s sole discretion believes guests have violated any of the aforementioned rules. Guests acknowledge and agree that these rules were presented to them on Airbnb’s website and then again prior to check-in. Failure to read or receive in no way waives or negates the contents of this agreement.
