This ground-floor 2BR/2BA remodeled beachfront home sits directly on the soft white sands of Newport Beach. Spend your days enjoying everything the coastline has to offer, from great surf and gentle waves for little ones to sunbathing, beach volleyball, and exploring nearby rock jetties for shells and sea life. With groceries, restaurants, shops, and local excursions all close by, everything you need is within easy reach, perfect for every kind of coastal getaway.

LIVING & DINING AREAS:
The open living and dining area features a comfortable sofa set and streaming cable TV, along with a dining table for 6+, and patio doors that open to an oversized oceanfront patio.

BEDROOMS:
- Primary Bedroom: Queen-size bed; streaming cable TV; en-suite bathroom
- Guest Bedroom: Queen-size bed

BATHROOMS:
- Hallway Bathroom: Combination shower/bathtub

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

SUPPORT THROUGHOUT YOUR STAY:
We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided for your comfort

Pets: This home welcomes a maximum of one pet (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A washer and dryer are located in the shared garage. Please note that guests must provide their own laundry supplies.

Parking: One designated space on the left side in the shared garage. Mid-size/minivan vehicles only, no oversized SUVs. General street parking, both metered and unmetered, is also available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

The ocean and beach are literally your backyard. Coffee on the patio in the morning and cocktails on the patio in the evening looking at the beach and ocean, enjoying the amazing sunsets. Overall we had a very pleasant stay and thoroughly enjoyed the accommodations and the Newport Beach area in general. Would definitely book it again. Thank you to the hosts for a a fully integrated and seamless process from booking through the entire stay to check out.

Great Views. Good stay. My only comment is that house is small and is in need of some maintenance and Also needs to replace the carpets (rugs) throughout the home they are in need. This being said I’d stay again as the sunsets are worth it.

Family staycation

The perfect location for my small family. My husband, and my three month old infant son stayed for two nights and three days. We celebrated my 40th birthday with friends on the beach, a beautiful barbecue, and watch the bioluminescence with our ocean view. It was absolutely perfect and all of our Day guests also enjoyed the stay. The neighbors are wonderful also!

Could have been a gem

The pictures painted an ideal location and set up for a quick family getaway for us. While our stay was hampered significantly by a heavy storm, the property itself was fine despite the leaking water in through the front door. The stay itself I believe was ruined by the property management company. It started with the reservation process and draconian and endless rules to stay there. We guess this is meant for college kids abusing a beach front property. However, the rules were endless and the check in process unwelcoming and invasive. You had to provide a picture ID and names of those staying with you. Anyone other than those individuals caught at the property would cause you to be evicted. Really? You then get provided the check-in information literally 5 minutes before you get there and need to show your face to the camera in order to get in. We arrived at night and in the rain. We tried calling on the Ring camera with no avail. So we entered with the code. We then were followed up with calls to show our face to the camera to verify it was us. They proceeded to call us about our license plate # although parked in the garage followed up with check-out reminders shortly after we arrived. This all was coupled with providing only the bare essentials and ignoring our complaint about leaking water into the house. Let's not talk about the crabby upstairs neighbor who blocked our car in the shared garage! We will not rent another property from this company again.

Great location, but probably wouldn't stay again

The location is 5 stars, but the amenities fell short for us. We are vacation home rental owners, so maybe we have higher expectations, but we have never stayed at another vacation rental with such minimal stocking. We cook a lot and the kitchen stocking was ok, missing a few key things such as pot holders so we had to use the few kitchen towels they left out for us which was dangerous. They also leave very minimal amount of bath towels for the stay and the size of the bath towels were extremely small(barely fit around our 4 and 7 year old slender kids). They do have a washer and dryer so we were able to wash towels often. Also, the garage is attached to the home but has a keypad code and no garage door opener was provided, so we would have to get out on the busy street, the go around and put the code in on the side door(no garage door code provided either) to open the garage door everytime. We found it annoying also to have 2 separate codes to enter the garage and then the unit, maybe that's just us! Wasn't a smooth process getting in and out. The finishes in the home are nice, but both sets of closet doors could not stay on track and would fall off which was also annoying. A broom would also be nice to tidy up extra sand, they did have two old vacuums you could use but a broom and dish pan would probably work better. We also heard running water in the middle of the night a lot, bring a noise machine if noise from upstairs until bothers you at night. Upstairs people were very quiet overall but the water running was the most annoying in the middle of the night. I'm NOT a complainer so hate leaving a review like this to a fellow owner, but they need to make a few changes to make it a more pleasant experience. It was SO nice to go right out to the beach and was a beautiful location. We did have a great trip overall!

Amazing Beachfront Property

The beachfront property was exactly what the photos portrayed. The location was perfect. It was a short 20 minute walk to the boardwalk. We never really needed to use our car. I highly recommend this property to anyone looking for a relaxing stay.

This review is on the PROPERTY. I must first acknowledge that EVERYONE I came into contact with Beachview were amazing, and Customer Service was EXCELLENT....from the reception, to checking in, and the guy riding the property on the bike to make sure we werent breaking any rules. Very nice people. Yet, I have to review, as to where when one spends this much money, you need to choose, before you pick. The beds were SO hard, that I wound up sleeping on the couch, as to get some rest after the 2nd night of sleeping basically on concrete. My son and daughter in law wound up pulling mats in the closet and putting them on the living room floor to try to sleep. My back is still hurting immensley from my Vacation....very old furniture.. Nightstands, old wood, and very scratched up. screens are very dissapated, and virtually gone. Some blinds work....some dont, wash the dishes before you use them....half of them are dirty with reminants..Heres the icing on the cake.....Woke up in the am to a HOMELESS sleeping directly on other side of brick fence.....The neighbor came out and told him to leave, as we spoke and he was noticed sleeping there prior, and he was concerned for his wife and I was worried about our small children.....wonderenig where the bike rider "security" was then....lol.....Lots of traffic, as on a corner inlet for public beach. Trucks, Life Guard, Police driving in and out. A LOT of foot-traffic on and off beach at all hours. NOT walking distance to the Pier, Nor the shops. Unless you want to take a long walk.Very disappointed, Will NEVER rent this property again.

We had an absolute wonderful time. It is right on the corner so you get lots of people coming up onto the beach but it didn’t bother us. We liked talking with the regulars who walk their dogs every morning. This was such a wonderful vacation and the house was great! Can’t wait to book again

Amazing location!

The location for this house was incredible. Waking up to the ocean views and closing out the day watching the sunsets was truly special. Walking distance to coffee and liquor shops (essentials!) as well as grocery stores and Lido village shops. Nice to be further away from the pier and boardwalk during this socially distanced time! A few things in the house could use a refresh (living room tv, bathrooms, patio furniture). But you will fall in love with the location and front row views!

Great Location, Needs Some Attention

The location is awesome. The place is great but it juts needs a little attention to detail. It was missing some fo the finer points that make a stay awesome. Old bed spreads, old sheets, old patio furniture, cheap toilet paper, no facial tissue... no nice warm inviting touches tat make a place.

You can't beat the location. Right on the sand. Place is very clean and well kept. Kitchen and Living room is very recently updated. The patio area sells this whole place.
