Pros: Staff was friendly, convenient parking, clean hotel. Cons: minor updates in room bathroom (bathroom door was very worn, tub stopper was missing), the pool heater was not working and we were not made aware-Part of the main reason we booked here was for the pool so we were disappointed when it was too cold for our toddler to enjoy.

The staff were all very pleasant, check-in was great, and I love the location; however, this property could use a big refresh, starting with the hallway carpet (a first impression to me). This King suites room needed attention to numerous little things. -Bathroom: the TP holder was loose, the noise from the fan was annoyingly loud, and the tub faucet had a constant drip. -Kitchen area: there was a hole in the ceiling and the electrical outlet was loose. -Room: --Both King mattresses were not only visibly soft, but they were no support whatsoever when sleeping --Heat/AC unit: The fan was loud with no way to make an "auto" adjustment; had to be turned it off overnight --(2) pieces of artwork were missing, but the nails were still in the wall. --Safe: the location was on the closet floor with no way to access unless on your knees!

The room was right near the elevator, and ice machine so it was very loud. The bed is very hard and the pillows were terrible. The floor was dirty especially the bathroom. Our TV cable was broken and needed someone to come repair it. Would not go back.

The front desk / customer service is awful. The toilet was overflowing and I called down to the desk and was told no one from maintenance was in yet. As the bathroom continued to flood, I called down again to a different woman who said she just got in and could not deal with it and when I asked to switch rooms she said she was not logged into the system and hung up on me. When I walked down to the front desk to again get moved, the woman who hung up on me was arranging the waters on the shelf. She was beyond rude and should not be working there. I finally got a different room which was definitely not as nice as the room I booked. I will not return to this hotel based on the staff intervention and lack of upkeep of this hotel.

Location was great! Close to the beach and only 7 minutes from downtown Newport. Our room was very spacious with a beautiful view of the beach. The only downside I found was that TV could be a little bit bigger but no biggie and when you walk in the building it smells like cigarettes even thought they tell you not to smoke. Our room didn’t smell like smoke thank God! But overall great experience

Great hotel, right by the beach. Went off season in late October so the price was very reasonable. Room was clean. Didn't get to use the pool cause it was getting worked on but it looked really nice.
