This is a 2 bedroom unit with the BEST location in the entire resort. This condo has ocean views from both the lower level and the upper bedroom level. Upstairs features a private balcony, where the downstairs offers sliders out to a covered lanai with easy walking access to the pool, hot tub and grills.
Colony One at Sea Mountain resort is one of the most serene resorts on the Big Island. Perfect for those who want to get the true Hawaiian experience. The following house rules are for the purpose of promoting harmonious living in Colony One. The cooperation of all owners, residents and guests is required.
Owners and Tenants are responsible at all times for the conduct and decorum of their family members and guests. Parents are responsible for the conduct of their children at all times. Games and/or activities, which damage or disturb the common areas are forbidden within the Condominium area. Activities that create a disturbance to residents or destroy the landscaping shall be controlled at the discretion of the Resident Manager. For safety reasons, no play is permitted in the parking area.
Studio and one-bedroom units are limited to four (4) occupants; two-bedroom units are limited to six (6) persons. Three-bedroom units are limited to eight (8) occupants.
A Quiet Time exists from 9:00 pm to 8:00 am. The volume of radios, TV sets, stereo sets and musical instruments should be adjusted accordingly as to avoid disturbing neighbors.
No pets are allowed on the property with the exception of those aiding disabled persons.
No alterations, installations or changes shall be made to the exterior surfaces or areas of the buildings, unless approved by the Board.
Furniture and toys, including bikes and tricycles, shall not be placed, kept or stored, except within the apartments or in areas designated by the Board.
Textiles items including clothing, towels, bathing suits, laundry, etc., shall NOT be hung, displayed or placed in such a manner as to detract from the appearance of buildings, lanais and common areas.
All trash shall be placed in the designated refuse areas.
Damage to furnishings, buildings, landscaping and all common elements shall be paid for by the person causing such damage.
No hibachi or grills allowed other than the ones provided in pool area.
All tenants shall observe the POOL RULES as described on a separate sheet in this packet.
No chemicals shall be used which adversely affect the adjacent areas or limited common areas.
Bicycles, skateboards, roller blades, inline skates and motor bikes are not allowed on sidewalks, grass/lawn areas or the parking areas. They must be removed from community areas when not in use.
Automobiles may be parked only in designated parking areas of the project. Parking is not permitted on the grass.
Interpretation and enforcement of the House Rules listed above shall be determined at the time of occurrence by the Resident Manager. Decisions of the Resident Manager shall be respected.

Our host Julie was very quick to respond to any issues we had and always answered the phone. The setting of this unit is perfect with uninterrupted views down to the ocean. The unit is clean and decorated in tiki fashion which fits the surroundings perfectly. Would recommend 01/29/26

Neither bed was made with sheets and we had only one kitchen towel. Lanai table had only 5 chairs. One of the window shades was not working. Several window screens were partially installed. No laundry detergent or spare bathroom towels. However, when we contacted the manager, most of these things were rectified in some fashion. Kitchen desperately needs updating but had all necessary items. We loved the proximity to great hiking, bakery, beach, pool/hot tub.

Convenient location for our visit to the volcano park. The resort feels a little tired, as if it had a former glamorous life when the adjacent golf course was open. But no real complaints besides a small kitchen and open mezzanine bedroom, the property came with the a swimming pool, hot tub and all the conveniences of a laundry and kitchen gadgets etc.

Beautiful, quiet get away
Pahala is small town with country life. Sea Colony 1 is an isolated complex overlooking a lava beach area. Unit 16 is a two story unit in wonderful location overlooking far off surf and sea grass frisbee course. Nice lawn, close to pool and hot tub, pretty sunrises and moonscapes. It is so quiet. We had packed adequate groceries for 4 days, since condo is in country. Black sand beach was close enough to walk and provided simple snorkeling and lunch. We only missed having A/C and were hot in January, especially late night upstairs when the ocean breezes lessen. We enjoyed our stay between Hilo, Volcanoes National Park and busy Kona. Good appliances, great washer and dryer. Lots of nice towels.

Very clean. Yet the stairs were creaky. Other than that it was a comfortable stay.
We were moved to Unit 11 which needed substantial maintenance. The screen on the windows were off and cracked and peeling. The lamp had frayed wires, the plug in behind the TV had about 15-things plugged into it, the kitchen equipment and materials were old, cheap, thrift-store purchased and disappointing. The pool area was not family friendly and offered no shade or feeling of relaxation.
We moved properties after only 2-nights and requested a refund which has not been responded to yet.

Our stay at this property was amazing. We loved the condo. The ocean views were amazing, and the home felt very comfortable, clean, and relaxing. We loved that it is remote, and out of the tourist core. The complex is relatively quiet and very peaceful. We are already hoping to stay again.

A hidden gem
Truly made a great addition to our vacation in Big Island. We moved from Kona for just 2 days to stay closer to black sand beach and volcanoes park. The house is so nice, constant breeze from the sea makes AC completely unnecessary. Breeze fresh air and enjoy fantastic view!

Great location
This was a perfect spot for our family get away. Kids loved the pool and jacuzzi and the adults loved being able to see the ocean while we enjoyed our food on the porch.
Note to owners: the downstairs mattress does need to be replaced. And someone came an yelled at my kids (must have been watching us through cameras) using goggles (I totally get no scuba rules but my kids need to learn to use snorkel goggles somewhere. I do not understand the rules on this, especially for kids - they weren’t hurting anyone). It made for unnecessary stress and upset the adults with unnecessary hostility. Otherwise we had a great stay.

Beautiful setting
This is a lovely condo complex and the setting of this condo allowed for wonderful ocean views. It’s very close to black sand beach and the property is lovingly maintained by a descendant of Hawaiian royalty! We saw the most variety of birds on our trip and appreciated the big ocean views on both levels. The huge lava rock sauna also afforded great views from this quiet and remote location

Comfortable and peaceful
The condo was well equipped (even had a jigsaw puzzle!) The view of the sunrises, especially from the upstairs master suite, was beautiful. The living room was comfortable. The lovely pool and barbeque area were a few steps from our lanai.
Minor complaint - the shower curtain in the lower bathroom kept popping off the rail (wrong sized hooks?). The tubs in both bathrooms were quite slippery.
