Just Beachy is a 5 bedroom / 5 bathroom beach home located directly on the Gulf of Mexico in Panama City Beach, FL. This location has a private pool, a spacious entertainment area with pavers in the backyard with lounge chairs, and a private boardwalk that leads you right onto the beautiful sandy beach. There is a propane gas grill on the back balcony, Vacations Perfected is not responsible for cleaning the grill or providing/replacing the propane bottle.
The kitchen area has all new stainless appliances, with plenty of lighting, lots of counter space, and bar seating for 4. The dining area has a spacious table for 6.
The living area has a comfortable sectional and swivel chairs.
You'll have the convenience of a washer/dryer on the ground floor.
This property has a 2-car driveway with space for an additional vehicle in the garage. We cannot guarantee parking for more than 3 vehicles. If you bring more than 3 vehicles, it is your responsibility to use a nearby city pay-per-day parking lot.

IMPORTANT TO KNOW BEFORE BOOKING! Panama City Beach Ordinance 1667 requires all occupants to be 21 years of age or older, unless a family with children. All occupants over the age of 18 will be required to submit a government-issued ID, such as a driver's license, at the time of booking. Vacations Perfected is legally required to keep these IDs on file for inspection from the City of Panama City Beach. Vacations Perfected is legally required to obtain the names and ages of ALL occupants of the property, regardless of age, for inspection from the City of Panama City Beach. This ordinance is in effect for High Impact Periods, from March 1 â Memorial Day, and other dates as determined by the city when needed. Vacations Perfected takes this ordinance seriously, the fines that could be enforced upon Vacations Perfected could include loss of our rental license. Remember, city ordinances take precedence over policies of 3rd party sites such as Airbnb and VRBO. If you aren't comfortable providing the above-mentioned documentation as required by the city, we suggest booking elsewhere. You must be at least 25 years of age to rent this property. During Spring Break , the minimum acceptable ratio is one (1) person 25 years of age for every two (2) persons under 25 years of age.
Ordinance 1667 also states that guests under the age of 18 must be accompanied by a parent or adult guardian while on property after 10:00pm. This includes parking garages, pool decks, walkways, elevators, and beach access points. Minors under the age of 18 must be accompanied by a parent or adult guardian during curfew hours of 8:00pm to 5:00am while inside the city limits of Panama City Beach. This includes sidewalks, the sandy beach, parking lots, stores, public parks, etc. No more than 2 minors can accompany 1 parent or adult guardian. Violation of the ordinance can result in fines to the parent or guardian and eviction from the property by the city. This ordinance is in effect for High Impact Periods, from March 1 â Memorial Day, and other dates as determined by the city when needed.
Why is this ordinance in place? In recent years, Panama City Beach has been overrun by minors and young adults looking to do nothing more than start trouble in our city. City officials have enacted this ordinance to take a stance against this type of behavior, and make it an enjoyable area for everyone again.

This property is professionally managed by Vacations Perfected. Vacations Perfected requires the registered guest booking and occupying the condo to be 25 years of age or older. In most cases, this is the policy of the condo complex or HOA that the property is located in. There are no exceptions to this policy. If you book this property and are not at least 25 years of age or older, or book this property with the intentions of allowing under 25 years of age friends of family to occupy the property without your presence for the duration of the reservation, your reservation will be charged a 50% cancellation fee and the reservation will be canceled. If you inform us within 15 days prior to arrival that you, as the 25 or older person booking the property, will not be able to come and it will only be under 25 years of age people occupying the property, your reservation will be charged a 100% cancellation fee and the reservation will be canceled. If you book this property, as the 25 years of age or older person, and do not come with the rest of the group who are under 25 years of age occupying the property, your reservation will be canceled, the occupants of the property will be evicted, and you will receive no refund. These acts are booking a reservation under false pretenses, and will not be tolerated. These actions will be reported to the booking platform you used, and further penalties or consequences may arise from the booking platform you booked this property with. This policy is effective beginning 3/14/23.
