This stunning & luxurious stone built villa is set in the beautiful hills of Peyia, on the southwest coast of Cyprus. With its stylish décor, serene location and breath-taking views, 'Owls Watch Villa' is a haven of tranquillity waiting to be discovered.
The villa is the perfect holiday villa for romantic honeymooners, couples, families or groups of up to six. The beautiful, spacious house is set in calm, serene surroundings and is situated only 1 km from the centre of the gorgeous village of Peyia where you can find restaurants, cafés, a pharmacy and grocery stores for your convenience.
Owls Watch Villa is an elegant stone built property with a private infinity pool, complete with modern and contemporary amenities. The villa's sophisticated design makes this 3-bedroom gem a very exciting new addition to our Paphos portfolio.
The beautiful stone built villa is set in the picturesque mountainside in one of Peyia's most exclusive residential areas. It has 3 bedrooms, 3.5 bathrooms, (en-suite to each bedroom plus ground floor cloakroom), sleeping 6 (one or two infants extra could be permitted in addition). Each bed is dressed in luxury Cotton with accompanying co-ordinated fabrics. The villa benefits from full air conditioning throughout. The modern conveniences include wireless internet (wi-fi) , and smart TV in the lounge (UK channels included) with Satellite & DVD (plus collection). The lounge also has a modern wood burner (for those cooler evenings in Nov--March). The spacious fully equipped kitchen includes dishwasher as well as other gadgetry required for home from home cooking. Washing Machine can be found in the utility room.
The villa’s large upstairs balcony is a haven for sun worshippers with sun loungers and panoramic views of the mountains, Coral Bay and the sea.
The outside dining area nestles under a wooden pergola with woven fabric for shade and privacy and features a gas BBQ. The villa’s garden even comes complete with its own fruit trees. Finally but by no means least, Owls Watch has a private infinity pool (larger than average at 11m x 4.5m) with easy 'walk-in access' overlooking the spectacular views of the tumbling valley and mountains (if you are lucky you may spot some Moufflon goats or of course the 'owls').
DETAILS OF THE INTERIOR
Ground Floor
As you walk through the patio doors leading from the outdoor pool area you will find yourself in the open plan kitchen/dining room area. The fully equipped kitchen is spacious and well equipped with modern appliances including large fridge/freezer, water cooler, dishwasher, oven, hob and extractor hood, microwave and many other extras (orange juicer and Nespresso Coffee Machine as examples). The granite work surfaces give a quality feel.
The adjacent dining/breakfast area looks onto the outdoor terrace and the infinity pool, and has a sturdy wooden table and six chairs. This area is open to the lounge. This is a wonderful, open space easily accommodating large sofas, an integrated wood burning stove and the TV entertainment unit. There is also a Bose Music System/CD Player. A second set of patio doors lead out to a covered relaxation/reading area which is ideal for those who prefer the shade.
Beyond the living room you will come to the first of the three bedrooms. This twin room is bright and fresh and features a full length wardrobe providing plenty of space for all your holiday outfits. The room has benefit of its own shower room en-suite . In between here and the other ground floor bedroom is the utility room which houses the washing machine, iron and ironing board and leads out to the driveway that can accommodate 2 cars. (free and easy on street parking also available). The other ground floor bedroom is on the southern aspect and is a double. It has it's own en-suite (New Anti-Slip Floor) and a nice patio door aspect to the aforementioned outside area with seating and shade.
First Floor
Moving upstairs you will find the master bedroom and a large balcony with amazing views. The master suite features a king size bed, mirror, chair and dressing table, dressing area, and a large en suite shower-room . The bedroom’s patio doors lead out to the front balcony with table, 2 chairs, sail shade & amazing views.
Extra notes: Pool/Beach Towels and 2 x hairdryers are supplied. A Travel Cot and High-chair can be supplied upon request. There is also a stair gate.
Please note that blackout blinds are installed in each of the bedrooms and there are solar flyscreens on the windows
DETAILS OF THE EXTERIOR
Ground Floor
The outside areas of the villa set it apart. The villa is built on a double plot and has several areas for relaxing, dining and bathing ad swimming as desired.
There are four sun loungers with two parasols surrounding the large infinity pool (lit to perfection at night making it a perfect spot for star gazing). The pool is 11m by 4.5m and features a traditional stone water fountain. (extra 5 moveable loungers on upstairs balcony)
Overlooking the infinity pool there is a large outdoor dining area sheltered by the beautiful, traditional wooden pergola with woven fabric giving it a special Cypriot charm. The pergola affords great privacy from neighbouring villas. To the right of this you will find a gas BBQ with sink for alfresco preparing and dining.
To the left of the villa down some steps there is a lovely private garden/patio area surrounded by colourful plants and flowers, making it the perfect reading area with sun or shade depending on time of day. A sink and bucket bbq are available in this area also.
A pool shower is available next to the BBQ area and near the pool's entrance for your convenience
First Floor
Moving upstairs again you will find two outdoor areas. The first is the front facing balcony which you can access from the master bedroom. It features a table and two chairs and with sail shade and spectacular views of the mountains it is the perfect spot for a quiet, perhaps romantic breakfast.
Accessed from the villa's internal staircase, you will find the spacious upstairs balcony/terrace. The terrace has breath-taking views for miles around including the Sea near Coral Bay. It has six sun loungers for those who want a sneaky extra hour of sunbathing with a good book, and to the right there is a table seating two, perfect for those sunset cocktails.

Winding up through the banana plantations after a short drive along the coast road from Paphos brings you to Peyia (Peigeia). Owls Watch has a delightful position on the hillside in Peyia overlooking the surrounding valley and out to Sea.
The village of Peyia is one of the most picturesque and popular villages in the Paphos area. Peyia is spread over a large area with the village centre having many good amenities including bars, restaurants, tavernas, shops and banks. Peyia is a typical Cypriot village. A beautiful ancient church forms the heart of the village while the narrow streets and alleyways are full of old and interesting houses adorned with colourful flowers and citrus trees. The Centre of Peyia is still largely unspoilt with lively tavernas and friendly locals. You can also buy all your provisions including fresh meat and bread in the shops in Peyia. The early morning aroma of freshly baked bread, sweet and savoury local pastries and cakes coming from the Peyia bakery is almost too much to resist!
Things to do in the Peyia area include many watersports on the beach at Coral Bay, diving, Paphos Bird and Animal Park, horse riding, visiting the protected Akamas Peninsula and Lara Beach Nature Reserve (famous for turtles), hiking/walking, buggy safaris, 4 x 4 safaris, the Sea Caves and Agios Georgios area, sailing and many more. From Peyia the attractions in Paphos and renowned Paphos Aphrodite Water Park are also easily accessible, as are numerous archaeological ruins in Paphos such as the Tombs of the Kings and Paphos Archaeological Park.
If you want to get out and explore Cyprus' fantastic scenery, take a trip to the Akamas Peninsula, Polis, Latchi or even the Troodos mountains. The Akamas is an untouched part of Cyprus with unspoilt coastline and traditional fish taverns in stunning seaside locations.Troodos is the main mountain range in Cyprus, not many people know that in the winter....you can ski!

''The villa itself is clean, comfortable and well equipped. Perfect for a family. The location is perfect for an amazing view though we definitely require a car. 100% recommend Philipphos supermarket. Local restaurant The Cinema, Oniro by the Sea, St George’s for view whilst you eat, Samisen (Japanese), Andria (steak and grill) Sea caves for sunset and play area for children. ''Owls Watch was very clean and tidy with lots of living space in the house and around the garden.
The location offered a good degree of privacy due to its position at the end of the road. Guests would need a car to get around the area or be quite fit to walk up and down to the village. Great beaches at Cora bay and Corallia which were good for swimming and watching the sunset. Local restaurants were good but La Casa was our favourite. Tweedies in Kissonerga was great, Petradaki in Kathikas, and the Curry House in Pathos were our regulars. Local bars we recommend were Vrisi for sport and pub grub and Sugar for drinks and snacks. The Wooden Pub and the Fishing Shack in Pathos were worthy pubs to visit and sold real beers not just lager.
Completely satisfied with all service received from yourselves and local management.

''Owl’s Watch was really great – excellent location, villa was clean and very spacious. Walking distance into the centre of Peyia, and the drive from the villa into the centre of Paphos was quicker than from Secret Valley. Think we might have found a new favourite villa.
