Our spacious one bedroom apartment features inviting living areas, fully-equipped kitchens, and bathrooms complete with toiletries. Building amenities include a pool, 24-hour fitness center, an outdoor lounge with grills and a fire pit, and a courtyard and hammock area.

Please note that there are exterior security cameras installed at the property. The cameras are positioned at the buildingâs entry and exit points and monitor common areas accessible to all Arsenal units. They operate 24/7 for safety and security purposes only. There are no cameras inside any unit or in private spaces.

Guest Access:
Guests will have full access to the apartment throughout their stay. Please note that amenities are available at the property's discretion. We are unable to process refunds if an amenity is closed during your stay.
The Neighborhood:
Itâs all happening in Lawrenceville. While youâre in town, explore local attractions like The Roberto Clemente Museum, Arsenal Bowl, Arsenal Park, Row House Cinemas- which focuses on showcasing indie films and themed movie runs. If youâre looking to do some shopping, the neighborhood has many boutique shops selling clothing, home goods, hand blown glass, and other items. Donât pass on local eatery spots such as The Abbey on Butler Street, Industry Public House, The Vandal, Ki Ramen, Geppetto Cafe, and many more.

Getting Around:
This apartment has access to public bus transportation and electric scooters. The neighborhood's location also makes it easy for you to walk directly to local attractions, shops, eateries, and nightlife. You can also bring your bike with you and use it to explore, because the property offers bicycle storage.
Other Things to Note:
Please know that all CozySuites properties are smoke-free environments. Smoking, of any kind, is not permitted within or outside of our suites, including balconies, patios, or common and/or parking areas. Please know that any sign of smoking is a violation of our stay agreement, which may result in immediate termination and recovery fees beginning at $500.

ESA (Emotional Support Animal): A pet fee may be charged for guests traveling with an emotional support animal. Additionally, the presence of emotional support animals can be declined from stays or Experiences.
To abide by all legal requirements and HOA rules, you WILL be asked to provide a copy of your official government-issued photo ID, confirm your contact information, pass through our verification portal and, in some instances, complete a criminal background check. Failure to provide these documents will result in a cancellation and denied entry.

Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following:
- You agree to be bound by our rental terms and conditions.
- You acknowledge that you will be required to provide a copy of a valid government-issued ID and matching credit card prior to check-in.
- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.
Minimum age requirement of primary person booking should be 22 years old.
No weapons or drugs allowed; zero tolerance means police will be called for violating this rule.
Noise policy: Guests must agree to not disturb neighbors at all times during the stay. In addition, guests must agree to observe quiet hours from 9pm-8am each day. The home is proactively monitored with decibel sensors for compliance with this noise policy.
Long-term stays (30 days+): Long-term guests will be subject to a background search and credit check.
Note that all guests are required to submit a $150 security hold on a credit card in case of incidentals that is released 3-5 days post check out or may choose a $35.00 non-refundable damage waiver.
