The Space:

You will have a fantastic balcony overlooking downtown Porto, with total privacy. The space is harmoniously composed of a double bed, a fully equipped kitchenette with a dining table, and a living area with a flat-screen TV, cable channels, and WiFi.



Guest Access:

Full access to the entire apartment.



The Neighborhood:

Perfect location for those who want to explore the city center without using transportation, moving exclusively on foot.



You will have the Sá da Bandeira Theater as your neighbor, be close to the beautiful and imposing “Avenida dos Aliados,” and near the famous “Rua de Santa Catarina,” known for its shopping.



In just a 10-minute walk, you’ll reach “Ribeira,” where you can enjoy the Douro River, take a boat tour to cross to Gaia, or simply relax at a riverside café.



If you’re in the mood for the beach, a 15-minute drive will take you to Foz do Douro. You can also take the historic tram ride from the river to the sea!

Important Note: There are ongoing construction works near the apartment, which may cause noise between 8:00 AM and 7:00 PM. Unfortunately, this is beyond our control, but it may affect our guests' stay. Therefore, we maintain a policy of transparency to ensure that our guests’ expectations are properly met. It is our mission to ensure that Liiiving is easy!



Getting Around:

Bus and metro station just 500 meters from the apartment.



Other Things to Note:

Key collection takes place at our Welcome Center at Rua de Fernandes Tomás 471, Porto, where you can meet our staff. There is a zero-tolerance policy for smoking on the property. If our team finds evidence of rule violations such as smoke smell, ashes, or cigarette butts, a minimum fine of 200 euros will be applied.



Late check-out requests must be made in advance and are subject to availability. Note that an unauthorized stay past the check-out time, might result in an extra charge (10% of the daily rate, per hour, up to one day).



Losing the key will result in a charge to be determined. If keys are left inside the apartment and our team needs to unlock the door, a fee of 40 euros will be charged after 7 PM. If the key is left in the door lock, requiring technical intervention, the cost will be provided upon consultation.



In order to make Porto more attractive, the municipal tourism tax has been implemented. The fee of €3.00 included in the price of the stay applies to guests over 13 years old. It is charged per person and per night, up to a maximum of 7 consecutive nights (conditions subject to change by local legislation at the time of booking and/or check-in).



For stays of 28 nights or more, there is a utility cost limit of 150 euros covering water, electricity, internet, and TV services. Any amount exceeding this limit must be paid by the guest.



The tenant agrees to allow entry to a staff member for property inspections whenever requested by the host, with monthly visits expected. We offer a transfer service to take you directly to the apartment, available upon request with a cost to be confirmed. A breakfast service is also available and can be delivered to the apartment each morning upon request, with pricing available upon consultation.
