Welcome to Marina Beach Villa by Exuma Exclusives, a 7,000 sq.ft, 7-bedroom beachfront home on a secluded beach in Grand Isle, Exuma. With accommodation for up to 20 guests, enjoy the privacy of a gated community, your own private 70â dock, and luxury indoor and outdoor amenities for the perfect getaway.Â
Marina Beach Villa is approximately 20 minutes from Georgetown (groceries), 10 minutes from Exuma International Airport (GGT), and is located within Emerald Bay Marina.Â
NOTE: This home fits 20 guests total. Should you want to add the Carriage House Suite above the garage to your booking, please let us know - it costs an additional 10% of the rental rate. Additionally, should your group be over 16 guests, this suite will be automatically added to your booking and charged accordingly.
This luxurious three-story, six-bedroom beachfront villa in a gated Exuma community offers breathtaking ocean and harbor views from every room. Designed for seamless indoor-outdoor living, the vaulted-ceiling living room opens to a heated infinity pool, spa, and expansive patio overlooking the turquoise waters. A private 70-foot dock with a jet ski ramp, shore power, and a floating dock makes it perfect for boaters.
The gourmet kitchen features high-end appliances, including a 48-inch double oven, six-burner stove with grill, dual refrigerators, a wine fridge, and a commercial ice maker. An outdoor covered lounge with an 80-inch TV and dining space enhances the entertaining experience. The main-floor master suite boasts floor-to-ceiling ocean views with electric blinds and a spa-like en-suite. Upstairs, a spacious family room includes a pool table, wet bar, and 90-inch TV with a Sonos home theater system.

Important things to know when planning a trip to Exuma:
- Renting a car is highly recommended. Almost all of our guests rent cars for the duration of their stay and it is the best and easiest way to explore the island. Additionally, Exuma is unlike other islands - golf carts are not a typical form of transport on the main roads.
- Protect yourself from the unpredictable. We highly recommend purchasing travel insurance for your trip that protects against any unexpected travel disruptions or delays. Weâd be happy to recommend specific providers.
- Thinking of a boat rental? Boat rentals on Exuma are typically daily rentals only (no overnights). Therefore, it may not be necessary to pick your house based on the presence of a dock. If youâre bringing your own boat and your property doesnât have a dock, please identify your closest Marina (beginning of description).Â
- Plan ahead: Restaurant reservations are recommended for peak seasons, particularly for large groups!
Other Rules:
No parties. No exceeding guest count on property. Minimum 7-night stay over peak or holiday seasons and/or weekend to weekend bookings. Christmas (night of the 25th) and New Years Eve (night of the 31st) cannot be booked together, except for stays of 14 nights or longer. Instant bookings are subject to 24-hour review to ensure adherence to house rules. Note: A 3% non-refundable processing / administrative fee on the total value of the stay will be due for all cancellations. Fee will be waived if the booking is moved/shifted to future dates without cancelling.
