Villa Tiberio is an impressive retreat in the Roman countryside, located between Genzano, Lanuvio, and Velletri. The villa’s energy-efficient features, smart home system, and luxurious amenities, including a spa area and hydromassage pool, ensure a relaxing stay. Set in a residential area with total privacy, the villa is less than 40 km from Rome, making it ideal for exploring the Eternal City and the Castelli Romani Regional Park.

Interior:
The 400 sqm villa spans four levels. GROUND FLOOR - Entrance leading to an open-plan living and dining area; staircase on the left leading to the sleeping area; few steps up to the kitchen with large window overlooking the rear garden; four steps leading to the dining area with French window access to the outside; guest bathroom. FIRST FLOOR - Study room with access to a private terrace; double bedroom with wardrobe corner and ensuite bathroom with shower. ATTIC – tv room; twin bedroom (with joinable beds); double bedroom with access to a small private terrace; bathroom with shower. BASEMENT - Large tv room with sofas; open-plan SPA area with sauna, chromotherapy, and shower; second kitchen with wood-burning oven; double bedroom (no window) for two additional beds; bathroom with shower; laundry room. Air conditioning in the bedrooms and bathrooms on the first and second floor.

Park:
The 1,000 sqm fenced garden, set on flat terrain, ensures privacy and full use of all outdoor areas. Access is through a pedestrian gate. The grounds are a mix of lawn and paved areas, enclosed by a laurel hedge and enriched with succulent plants, aeonium, cactus, agave, cycas, and Washingtonia palms; hibiscus in pots, cypresses, magnolia, and olive trees. An outdoor dining area is located near the kitchen, while a barbecue corner with a fixed barbecue and a mobile barbecue/smoker is positioned in another section of the garden.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:
The swimming pool, located a few metres from the house, measures 12 x 6 m with a depth ranging from 1.20 to 2.40 m. Rectangular shape; chlorine purification; internal steps for access; hydromassage corner with special seats. Pool terrace (30 sqm) paved with bamboo wood, remainder in lawn equipped with sunbeds, small tables, and a gazebo with sofas; outdoor solar shower; small bathroom in the wooden shed near the pool. Open from the last Saturday in April to the first Saturday in October.
